Private Equity Mortgage Standards

The Private Equity Mortgage Institute establishes generally acceptable standards of operation for the private equity mortgage industry.

The Private Equity Mortgage Institute has defined the following 6 component of a private mortgage transaction. Each component has a minimum operating standard of performance attached to it, to ensure a quality result is obtained. All PEMI Certified Private Equity Mortgage Professionals are trained in each component. Problems with the public occur when a borrower or investor-lender is NOT working with a PEMI Certified Private Equity Mortgage Professional.

1 - origination

2 - pre-funding investor-lender marketing

3 - underwriting

4 - presentation & borrower disclosure

5 - collection, default & enforcement management

6 - post placement instrument marketing

Origination and Underwriting (O&U) standards are managed by GAMUS.org, home to the generally accepted mortgage underwriting standards.

What does GAMUS.org do?

In a phrase, you could say that GAMUS™ is: "making all mortgage applications make sense". We have established standards for the origination (collection & presentment) and underwriting (analysis & decision making) for mortgage transactions.

Originally, a model designed to assist mortgage investors and lenders with the process of underwriting, the standards have evolved to include mortgage brokers and agents, the process of origination for both:

(1) Non-bank, non-institutional, non-syndicated, non-regulated or regulatory exempt, free trading securities and related financial instruments; also known as Peer-to-Peer (P2P)/Private/Crypto/Secret/Shadow securities and related financial instruments, secured by real estate.

  • Also referred to as "generally accepted private lending mortgage origination and underwriting standards".

(2) The obverse. Namely, bank, institutional, syndicated, regulated or regulatory applicable, regulated trading securities and related financial instruments; also known as traditional or non-[Peer-to-Peer (P2P)/Private/Crypto/Secret/Shadow] securities and related financial instruments, secured by real estate.

  • Also referred to as "generally accepted traditional mortgage origination and underwriting standards".
