Unregulated Transactions

Because when banks, institutions and regulated lenders cannot help, private mortgage lenders can; and in this industry, "anything goes" - so private mortgage borrowers and investor-lenders need to be careful who they do business with. Private mortgage transactions have the ability to be very risky, when not prepared correctly - for both borrowers and investor-lenders.

Many professional liability insurers have paid out millions of dollars in claims because inexperienced, fraudulent or negligent mortgage brokers have made grievous errors and omissions which has had a material, negative monetary affect on their mortgage customers (both borrowers and investors-lenders) and caused a lawsuit against them and their mortgage broker as a result.
