MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held in person at a socially distanced gathering in the lower circle on Sept. 9, 2020. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts,Treasurer and Ann Gittelman, Member at Large - all of whom are Directors constituting a quorum. Also present was Tom Pallman, Property Manager. Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.

CALL TO ORDER AT 4:10 PM.

REGULAR BUSINESS:

Minutes of the Board Meeting held on July 14, 2020 were approved and have been posted.

Paul Roberts reported on the bank balances as of August 31, 2020:

Union Bank Operating account $46,635.51

*National Cooperative Bank (“NCB”) Operating acct. $14,291.35

NCB capital reserve account $167,939.49

Signature Bank reserve account #1893 $20,513.94

Signature Bank reserve acct #7287 (CD/matures 12-20) $257,283.34

Signature reserve acct #3372 (CD rolled over 9/4) $246,846.12

*Ferrara Management is in the process of moving some of our funds from Union bank to NCB.

COMMON AREAS REPORT

Pool: The pool will remain open during the month of September and beyond, should we be so lucky as to have an Indian summer! The heat will be turned on for weekend use. If swimmers wish to have the heat on during the week, they should call either Monica (576-1318) or Ann Gittelman (833-4179) the evening before, and, provided the weather cooperates, one of them will turn on the heat and put out the sign-in book at 7:30 the following morning.

THE BOARD WISHES TO THANK THE COMMUNITY FOR ITS COOPERATION IN ADAPTING TO THE NEW COVID -19 POOL RULES. UNLIKE SO MANY OTHER COMMUNITIES THAT CHOSE NOT TO OPEN THEIR POOLS, WE WERE ABLE TO HAVE A VERY SUCCESSFUL AND ENJOYABLE SWIMMING SEASON.

THE BOARD ALSO WISHES TO THANK THOSE RESIDENTS WHO HELPED TO MONITOR THE POOL’S CHEMICAL LEVELS. PLEASE CONTINUE TO DO SO UNTIL THE POOL OFFICIALLY CLOSES.

Bartlett Tree Proposal: The Board has approved a proposal for trimming trees encroaching on driveways and units. This work will begin within the next few weeks and may require that residents move their cars during the work day. Advance notice will be sent out.

Signage: A sign indicating which numbered units are to the left and which are to the right has been installed just inside the main gate on the right curb.

Sprinklers: All sprinklers have been reset and are working well.

Storm Damage and Tree Replacement: Two trees that fell on the Quaker Ridge perimeter during the recent storm will be replaced by Ron Vitti. Another tree which fell on the Pinebrook side is in the process of being taken down by the City of New Rochelle, thanks to proactive measures taken by the Board and Ferrara. This saved Brookridge approximately $7,000! Vitti’s crew has finished clearing all other downed trees and branches that were lost during the storm.

CONCERTS:

The Board and the community wish to thank Peter Clark, son of Louise Clark (Unit #41), for entertaining us with his repertoire of well-loved popular songs. Peter is a professional singer and has done over 100 nightly concerts in Brooklyn Heights in honor of first responders. He has already performed twice for us and will be giving another concert Saturday, 9/12, at 5PM in the lower circle, weather permitting. Bring your chair and mask and enjoy the show. We are truly grateful for the joy he has brought to us during this strange and difficult time. His beautiful voice and song choices are definitely food for the soul!!

Claude Priolet is expecting comments on his recent filing with the Attorney General’s office within the next several days.
