Minutes of the HOA Board of Directors Meeting, May 11, 2010

Present: Carole Princer Levy, Carolyn Levy, Barbara Moran, Paul Spindel, Herb Meyers. Also present: Tom Pallman of Stillman Management.
The meeting was held at the home of Herb Meyers. Board President Carole Princer Levy called the meeting to order at 7:30 PM. The following issues were discussed:
Minutes: The minutes of the Board of Directors meeting of April 13th were unanimously approved.
Budget: The HOA budget and financial report was reviewed and means of collecting maintenance shortfalls were discussed. Partial recovery of maintenance arrears were received from one of two delinquent home owners. A personal judgment has been placed against the other homeowner to collect arrears.
The Board is exploring amendments to the by-laws regarding curtailment of services to people who are continuously in arrears.
The closing accounts as of May 1, 2010 were as follows:
Cash account: $22,787.84
Capital account: $191,368.11
The 2009 Brookridge HOA Financial Statement will be mailed to Homeowners together with the notice of the Annual Meeting prior to that meeting, scheduled for June 14th.
Property maintenance: The Brookridge front entrance was enhanced with shrubs and flowers by landscaper Ron Vitti under guidance of Carolyn Levy. Several trees around the property, after having been bent during the recent storms, are scheduled to be righted.
The swimming pool has been repaired and freshly painted. Pool furniture has been repaired or replaced. Opening of the pool will take place on Memorial Day weekend, Saturday, May 29th. To save expenses, pool attendants will be present on weekends only. It is required that children under the age of 16 should always be attended by adults while using the pool. Reminder: Homeowners are reminded that this year’s Brookridge HOA Annual Meeting will take place at the Wykagyl Country Club on Tuesday, June 14th at 8:00 PM.
There will be two open positions. Any Brookridge Homeowner interested in serving on the Board should notify Tom Pallman at Stillman Management (914-813-1935).
