MINUTES OF A MEETING
OF THE BOARD OF DIRECTORS
BROOKRIDGE HOA, INC.
A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on July 12, 2016 at the home of Jeff Adler. Present at the meeting were: Carole Princer Levy, Paul Spindel, Barbara Schiff, Monica Teuscher and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.
Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary.
Call to order at 7:35 PM.
Minutes of the June annual meeting have been approved and posted.
Paul Spindel, Treasurer & Tom Pallman, reported on the budget as of July 1, 2016.
The operating account balance was $ 19,611.00
The capital reserve account was $339,133.00
Paul projected a slight surplus for 2016 (currently $4,000.00). Originally, this surplus was projected to be wiped out due to Units 6 & 16 having Common Charges in arrears. However, the projected savings from a resolution of the Suez Water fire hydrant charges may be credited back to the HOA and offset the loss of revenue.
Arrears report:
(A). Unit # 6: This Unit is now $10,564.65 in arrears.. Wells Fargo Bank is foreclosing on this property and it will be sold at auction. Meanwhile, the Board instituted a legal action in the New Rochelle Court to attempt to collect the arrears. Unfortunately this action was unsuccessful. A second legal action by the Board on this matter is contemplated and hopefully we will prevail.
(B). Unit # 16: The Unit is now $5,225.00 in arrears. Citibank is foreclosing on this property (as well) and it too will be sold at auction. The Board has scheduled court action on August 17th in an attempt to collect these arrears.
The Board next discussed Top Gun Seal Coating’s sealing of our roads. The Board thanks all Homeowners for their cooperation in this project. We are however, disappointed with the inconsiderate actions of a Homeowner who decided to move the traffic cones and drive on the roads before the sealant was dry. We remind all that we are a community; so be considerate of others.
In two weeks Top Gun will return to seal or repair individual driveways. The Board has negotiated a sealing price of approximately $100+/- per driveway. (Repair costs will be more) If you are interested in having Top Gun seal coat your driveway call them at 914-769-3444. Top Gun will be dealing with each Homeowner individually. The Board also discussed:
(1). Various landscaping issues with Ron Vitti: These included repairing the brick work at the front gate and an evaluation of the condition of the retaining walls and embankment behind Units 48 -54. Additionally, JP McHale will begin “tree-work” in the common areas of the complex.
(2). We remind all Homeowners that the visitor parking area is reserved for visitors and service people. Frequent users of these spots will be billed $125 per month.
(3). CertaPro starts touch-up painting at Brookridge on July 13th.
(4). The Board unanimously voted to replace the "pool waiver" with a new "HOA Membership Agreement" which is designed to help enforce our rules and regulations, including recovering arrears from Homeowners who decide to ignore their obligation to the community. This agreement will be a prerequisite using the pool or tennis court and receiving other services from the HOA.
(5) There are drainage issues behind certain units which will be evaluated by the Board to to determine what actions (if any) need to be taken.
(6). Finally the Board set the date for the "Annual End of Summer Party" on Saturday September 10th (rain date- Sunday September 11th).
There being no further business before the Board; upon motion made and duly seconded, the meeting was adjourned at 8:50 PM.
