MINUTES OF A REGULAR MEETING
OF
THE BOARD OF DIRECTORS
OF
BROOK RIDGE HOMEOWNERS ASSOCIATION, INC.
A Regular Meeting of the Board of Directors of Brook Ridge Homeowners Association, Inc. (the “HOA”) was held on Tuesday, January 15, 2013 at 7:30 p.m. at the home of Carole Princer Levy.
There were present at the meeting: Carole Princer Levy, Carolyn Levy, Don Perl, Paul Spindel and Ted Waksman, constituting all of the directors of the HOA and, therefore, a quorum. Also present were Tom Pallman of Stillman Management, Inc. and Brandon Sall of the law firm Sall & Geist.
Carole Princer Levy acted as Chair of the meeting and Ted Waksman acted as Secretary thereof.
Mr. Sall discussed with the Board his experience representing homeowners associations and dealing with homeowners who are delinquent in paying their maintenance fees. After Mr. Sall left the meeting the Board decided to retain him, initially to provide advice with respect to enforcing the HOA’s judgments against Misa Brim.
The Board then discussed the proposed 2013 budget prepared by Mr. Perl, which was approved. A copy of the budget is attached to the minutes. As of December 31, 2012 the balances of the Operating Account and Capital Account are $37,694 and $222,447, respectively. A copy of the December expenditures report is attached to the minutes.
Homeowners are reminded that the HOA will pay for ordinary maintenance of roofs (except for repairs related to skylights) for only up to three times in any twelve month period, unless otherwise approved by the Board. Any such roof repairs in excess thereof will be at the expense of the homeowner.
The next Board meeting is scheduled for February 19, 2013 at 7:30 at the home of Ted Waksman.
There being no further business to come before the meeting, upon motion duly made, seconded and unanimously carried, the meeting was adjourned.
