MINUTES OF THE SEPTEMBER 19, 2023 MEETING

BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The September 19, 2023 meeting of the Brookridge Condominium and Homeowners' Board of Directors was held at Ann Gittelman’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Paul Roberts, Treasurer, and Ann Gittelman, Member at Large - all of whom are Directors constituting a quorum. Leslie Molinoff, Secretary was absent.

 

Also present at the meeting were Joe Badolato, Property Manager and Michael Leonard, Assistant Property Manager.

   

Paul Spindel acted as Chair of the meeting and Ann Gittelman took the minutes on Leslie’s behalf.

 

CALL TO ORDER AT 5:30 PM.

 

 

Treasurer’s Report: Cash balances as of 8/31/2023:

Condo Property Tax Reduction and Refund Checks:

As has been previously reported, the 23/24 School tax bills for all participating condo conversion unit owners (due on October 1st) will be reduced in accordance with the percentages indicated by our tax grievance attorney in previous reports and the same reduction will be applied to all future property tax bills for condo conversion participants.

We also expect the Refund Checks for the period 2019-2023 to be paid to the homeowners by year-end.

The Front Gate:

There continues to be issues with the front gate which the Board is addressing.

In the meantime, please be reminded that the Gate Code is #1234 and should be provided to anyone who is making deliveries.

 

Pool Closing:

Sadly, I think we all realized after this past weekend that the summer has come to an end. The pool will remain open until October 15th for those of you daring enough to still swim.

Painting Touch Up:

CertaPro, Paul Spindel and Ann Gittelman did a walkthrough of the property last Monday, September 18th and identified only a handful of needed touch-ups. After the walkthrough it was agreed by the Board to hold off on any touch-ups until next Spring when the Board and CertaPro will do an updated review post the winter weather. If you have any specific concerns you would like addressed next Spring, please email Ann Gittelman at anngitt@optonline.net.

Sewer Guards:

With exception of the guard outside Unit 31, the remaining sewer guards have been replaced. 

Free Plants:

Vivien Rubin, (Unit 4) is offering her outdoor flowering plants to anyone who might be interested. Please contact Vivien at gardeniagirltwo@yahoo.com if you are interested in any of her plants.

Guidelines for Solar Panel Installation and Guidelines for Replacement Garage Doors: 

 

With the help of community members, the Board has finalized the guidelines for Solar Panels and Replacement Garage Doors. These guidelines have already been distributed in a separate email and is now posted on the community website (link provided on the first page of these minutes). 

 

The next Board meeting will be held on November 14th at 5:30 at Paul Spindel’s house.

 

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:10 P.M.
