MINUTES OF THE MAY 14TH, 2025 MEETING OF THE
BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The May 14th, 2025 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at Ann Gittelman’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors constituting a quorum.
Also present at the meeting was Tom Pallman, Property Manager.
Paul S. chaired the meeting and Leslie took the minutes.
CALL TO ORDER AT 5:30 PM.

Note: In April, $65,006 was paid for the road repaving project, and $8,803 was paid for the street lights and electrical panel replacement projects. These amounts are capital expenses and are not included in operating expenses.
ANNUAL MEETING REMINDER - MARK YOUR CALENDARS:
The Annual meeting will be held at the JCC in Scarsdale on June 10th. Sign-in start at 7:00 PM and the meeting will begin at 7:30. PARKING AND ENTRANCE WILL BE AT THE BACK OF THE BUILDING. DRIVE PAST THE JCC UP THE HILL AND TAKE A LEFT INTO THAT PARKING LOT. THE ENTRANCE WILL BE OBVIOUS FROM THERE. THERE WILL BE NO ENTRY AT THE FRONT OF THE BUILDING. Several important matters will be handled at the annual meeting, i.e., the election of board members and, as you will see below, a discussion about a new By-Law setting forth a rental policy. Be on the lookout for a formal Notice of the Annual Meeting will be sent to the community within the next few days.
COMMON AREA PROJECTS:
Brookridge Road Repaving – Update The upper section of the community and one side of the entranceway have been paved. All areas have been milled. The lower section and second side of the entranceway will be paved after Con Ed installs some permanent wiring, which is scheduled for May 22nd and will require digging up the pavement near unit #37. Once the paving is completed, the speedbumps will be added and new painted parking lines will be added. Then Vitti will be repairing any broken Belgium Block both on the road and at the foot of individual driveways. Additionally, at the conclusion of all road work, the street light posts will be cleaned.
Pool
The pool is now open. A memo went out to the community soliciting “friends of the pool” to assist in checking the chlorine levels, so please consider participating.
Landscaping
The arborvitae bordering the pool and tennis court have been trimmed resulting in more sunlight on both common areas. New plants will be added to our meadow to make it more robust.
Gazebo
The repairs to the gazebo are scheduled to take place this week.
POLICY RE SHORT TERM RENTALS - Update:
An amendment to our By-Laws has been circulated to the community for review. It will be circulated again as we get closer to the Annual Meeting. We encourage reactions from the community ahead of the meeting via the Brookridge e-mail brookridge4080@gmail.com and then a discussion will follow at the meeting. IF there is substantial interest and consensus, a vote will be held at the Annual Meeting to adopt the amendment. A 2/3 vote by the community will be required for passage.
UNIT #6 – Update:
A discussion on the status of Unit #6 will be held at the Annual Meeting.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:45P.M.
