The March 10, 2023 meeting of the Brookridge Condominium and Homeowners' Board of Directors was held at Paul Spindel’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer, and Ann Gittelman, Member at Large - all of whom are Directors constituting a quorum.
Also present were Joe Badolato, Property Manager, and Michael Leonard, Assistant Property Manager.
Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.
CALL TO ORDER AT 5:30 PM.
REMINDER – OUR ANNUAL MEETING WILL BE HELD ON May 30th AT 7:30PM AT THE JCCMW. ELECTIONS WILL BE HELD. IF YOU ARE NOT ATTENDING THE MEETING, PLEASE GIVE YOUR PROXY AHEAD OF TIME TO ONE OF OUR BOARD MEMBERS. FOR YOUR CONVENIENCE, THE PROXY IS ATTACHED.

Landscaping and Other Common Area Projects: The potholes on the entrance drive has been repaired. The new rock garden on the hill beside the pool is thriving, as are all our other landscaped areas. Replacement of the entrance lights has been put on hold due to the complexity and expense of installation.
Tennis Court/Pickleball Court:
Tennis Court Vandalism - It’s unfortunate that we have to advise the community that a week and a half ago on Friday, May 5th there were two teenage boys on the tennis court in the evening around 6:30 PM. We believe the two boys broke the broom on the court and then used the broom handle to draw on the court and dig holes in the court. The damage to the court was discovered Saturday morning by the residents playing pickle.
We have ruled out that the two boys were residents of the community. We believe they gained entry through the back gate which is generally unlocked. It is not clear if they were guests visiting the community or live locally. The boys appeared to be between 15 and 17 years old, and were seen by community members. One boy had dark brown hair, the other had curly light reddish brown hair. If you have any information regarding who they might be, please advise a member of the board.
As a result of this incident, we have locked the back gate so the only entrance to the court is at the front by the gazebo. All residents are reminded that guests on the court must be accompanied by a resident.
Tennis/Pickle Summer Update - On a lighter and more positive note, use of the tennis court by tennis and pickle players is thriving. We believe the sign up system is working well and have decided to increase the number of active signups by any Unit to two (2) to facilitate scheduling with friends and neighbors. Below are the 2023 rules and guidelines for use of the court:
1. Sign-ups are for 1 hour sessions
2. Please include your name and Unit # on the sign-up sheet
3. There is a 10 minute grace period for late arrivals, after that the court is open to other players
4. Each unit can have two (2) active sign-ups for during the week, but not back to back hours on the same day. For example, it’s ok to book Sunday at 11 and Monday at 4, but not Sunday at 11 and then again at 12.
5. If you know you will be unable to use the court at a time for which you’ve signed up, please remove your name to allow others to play
6. Please be respectful of the court and pick up after yourself and your guests. Do not leave tennis balls, water bottles, empty cans, etc. on the court.
Pool: As you were all previously notified, the pool opened on Mother’s Day! Please limit family groups to no more than 6 people. Pool parties must be approved and scheduled by the Board. Friends of the pool will be testing the chlorine level but professional weekly maintenance will not start until Memorial Day. If you use the pool, be prepared to use the skimming poll strainer located on the fence to remove any leaves that may be floating on the surface. Here again are the 2023 community rules for use of the pool.
2023 POOL RULES
Pool Hours – 8AM until dusk.
2. Residents and their guests are expected to be fully vaccinated before entering the pool.
3. Residents are limited to no more than 6 individuals (including themselves) at any one time at the pool.
4. Residents and their guests should maintain a 6-foot distance from other groups when sitting on the pool deck or grass.
5. NO GLASS IS ALLOWED! If glass was to break on the pool deck, the pool would need to be cleared until it was confirmed that there was no glass on the deck or in the pool. PLEASE, DO NOT BRING ANY GLASS TO THE POOL.
6. Food and beverages are allowed but all residents and their guests are expected to clean up all items and either bring any garbage home or dispose of it in the trash receptacle. There is no staff to clean up after anyone. Everyone needs to be responsible for himself.
7. Limited use of tubes and arm floaties (for children) will be allowed. Please do not bring oversized pool floats as that obstructs use of the pool by everyone else.
8. Young children cannot wear regular diapers in the pool. (Swim diapers are OK)
9. Parties. Due to the size of the pool and predominant weekend use by the community, parties are not allowed on weekends. If you want to have a party during the week, a maximum of a 2-hour party will be allowed during the hours from noon until 5pm. All parties must be scheduled with the Board in order to advise the entire community. The residents holding the party is fully responsible for their guests and clean up afterwards. Maximum capacity of 32 individuals will be enforced. All Holidays, Memorial Day, July 4th and Labor Day are considered Weekend Days.
We hope that we all agree that the pool is one of our community’s greatest treasures and want to make sure everyone who wishes to use it feels safe and welcome.

Condo Conversion Update:
The City has confirmed that the 2023 assessments will be corrected to reflect the condominium status. Therefore, the 23/24 School tax bills should all be reduced, too, as should all future tax bills.
Thus far, the City and School District are unable to provide to us, with certainty, the anticipated formal approval dates. The School Attorney has advised us that she is trying to get the settlement formally approved this month by the Board of Education.
The refunds will be apportioned in accordance with the assessment reductions set forth in the Judgment, which were based on the rental rates for each unit concluded by our appraiser. Our attorney will handle the distribution and each and every unit that participated in the conversion will receive a check, closing statement and letter of explanation.
General New Business:
Several residents have expressed an interest in becoming more involved with community projects. At the Annual meeting, we will be asking for volunteer committee heads for several future projects that are being contemplated. We encourage you to consider either leading or participating on one of the committees to be formed.
The next Board meeting will be held on July 18th at Ann Gittelman’s house and, once again, the Annual meeting is May 30th
