BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The March 11th, 2025 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at Ann Gittelman’s house. Present at the meeting were: Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors constituting a quorum. Also present at the meeting was Tom Pallman, Property Manager. Tom facilitated the meeting and Leslie took the minutes.

ANNUAL MEETING MARK YOUR CALENDARS:
The Annual meeting will be held at the JCC in Scarsdale on June 10th at 7:00 PM. Several important matters will be voted on at that time, i.e., the election of board members and, as you will see below, a possible new By-Law setting forth a rental policy. A formal Notice of the Annual Meeting will be sent to the community in early May (at least 30 days prior to the meeting), along with a copy of the proposed new By-Law for review.
COMMON AREA PROJECTS:
Brookridge Road Repaving
A complete repaving of Brookridge Road will be taking place starting April 28th, weather permitting. Details and instructions will be circulated in a separate email to the community early next week. Prior to the commencement of this project, unit owners will have the opportunity to contract with the paving company to resurface or replace their individual driveways. The Board will include information on pricing for this when the details are disseminated about the project. Please be on the lookout for the email regarding this project because, for a limited time, driving on Brookridge Road will not be possible, parking will be relegated to Quaker Ridge Road, vendors and visitors will not be able to drive into the community and packages will need to be left outside the gate
Street Lights and Circuit Breaker Panel in Pool Shed
New fixtures to match the street light in front of unit #40 will be installed shortly and all the light poles will be cleaned. As part of the same project, the circuit breaker panel in the pool shed will be replaced.
Landscaping
As is done every year, we will have a tree spraying schedule in effect during the months of June to September. Residents will be alerted to close windows and keep pets in during spraying. The arborvitae bordering the pool and tennis court will be trimmed this season.
POLICY RE SHORT TERM RENTALS:
As was reported in the last minutes, the Board was looking into whether we should adopt a rental policy. Input was garnered from the community and we then consulted Kelly Welsch, Esq., referred to us by our neighbor, Kathy Conroy (Unit #7). Both Kelly and Kathy are partners at Bertine, Hufnagel, Headley, Zeltner, Drummond & Dohn, LLP.
Kelly advised us that without a By-Law covering this issue, there would be no restrictions on renting. Consequently, we asked Kelly to draft a policy incorporating the input we received. The potential new By-Law will be circulated to the community for review and subsequently voted on at our Annual Meeting.
NATIONAL BOOK DAY IS APRIL 23rd
In recognition of this special day, we will be holding a book exchange on Saturday, April 26 and Sunday April 27, between the hours of 12 and 5 pm. We invite everyone to put all your no-longer-wanted books in a basket on your driveway for your neighbors to peruse because….. one person’s discarded book is another person’s found treasure! Please kindly remove any left over books at the end of the exchange.
The next Board meeting will be held at Monica Teuscher’s house on April 9th at 5:30 PM. There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:50P.M.
