The July 15th meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at Paul Spindel’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer, and Ann Gittelman, Member at Large - all of whom are Managers/Directors constituting a quorum.
Also present was Tom Pallman, Gramatan Management Property Manager.
Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.

Road Paving/Speed Bumps/Street Lights
The paving project is just about complete. Vitti has yet to do some grout repairs to the Belgium Blocks at the foot of our driveways. New parking lines in the guest parking areas have been added and 3 speed bumps were installed. There have been several complaints about the speed bumps being annoying but, at the same time, there have been no complaints that vehicles are still going too fast, so they are fulfilling their purpose. The Board I looking into installing reflective strips to illuminate the speed bumps at night. The street light poles will be cleaned now that all the dust has settled.
WHEN DOING RENOVATIONS, PLEASE MAKE SURE YOU OR YOUR CONTRACTOR IS PRESENT TO SUPERVISE DELIVERIES OF BUILDING MATERIALS. DELIVERY TRUCKS/DUMPSTERS SHOULD UNLOAD IN THE UNIT DRIVEWAY, NOT ON THE (NEWLY PAVED) STREET. ANY DAMAGE TO THE STREET AS A RESULT OF DELIVERIES WILL BE THE HOMEOWNER’S RESPONSIBILITY.
Pool Rules and Etiquette
A list of pool rules was circulated prior to the July 4th holiday weekend, and, for the most part, things have been running very smoothly. However, there are times, especially on holidays and weekends, when it is incumbent upon owners to be mindful that the pool is a communal amenity and is intended primarily for the use of our residents. Please abide by the “no more than 6 guests at a time (including owner)” rule so that all of us can have full access to the pool for general swimming/doing laps and for the use of the lounge chairs….. and please remember, no glass in the pool area, no using floatation devices when the pool is busy and absolutely no allowing children to urinate in the water. Waterproof diapers for infants are mandatory. Please make your guests aware of these simple requests and let them know that it is always helpful if they identify themselves so we know to whom they “belong.”
Follow-Up Regarding Issues Raised at the Annual Meeting
Please be aware that there have been bat infestations from time to time in various units, the most recent one having been discussed at the annual meeting. It is advisable to inspect your premises periodically since getting rid of bats can be very challenging.
The Board is researching repainting the pool for next season. We are finding out what will be required and getting estimates.
As was mentioned at the annual meeting, the HOA has the gutters cleaned once a year in the Fall, after the leaves are down, but homeowners may hire someone to clean them more frequently. Many residents use Mark, our handyman.
Rental Policy By-Law Amendment Follow-Up
The Board discussed the issues that were raised at the annual meeting with our attorney and she is preparing a written response that will be circulated to the community within the next few weeks.
Once we feel we have a consensus on the outstanding issues, she will prepare a final amendment for an up or down vote at a Special Meeting. Details on this to follow.
Important Information Regarding Solar Panel Installation
The 30% federal solar tax credit is being eliminated at the end of this year.
If you are installed or under contract now, you are safe. Expenditures for solar need to be incurred by 12/31/2025.
Reminder
Please leave guest spots open for guests of the community and vendors. For those new unit owners who may not be aware of our parking rule, any resident’s car occupying a guest spot overnight for more than 5 consecutive days will be fined $125. Any extenuating circumstances should be discussed with the Board.
ANNUAL POOL PARTY ANNOUNCEMENT
Our annual end of season pool party will be held on Saturday, September 20, with a rain date of Sunday, September 21st.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at approximately 6:45 P.M.
The next Board meeting will be held on September 16th at Monica Teuscher's house.
