BROOKRIDGE CONDOMINIUM BOARD OF DIRECTORS

A meeting of the Brookridge Condominium Board of Directors was held on July 14, 2021 on Ann Gittelman’s deck. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts Treasurer and Ann Gittelman, Member at Large - all of whom are Directors constituting a quorum. Also present was Tom Pallman, Property Manager. Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.
CALL TO ORDER AT 4:00 PM.
REGULAR BUSINESS:
Minutes of the Board Meeting held on May 12, 2021 were approved and have been posted.
Paul Roberts reported on the bank balances as of June 30, 2021:

We are currently running a budget surplus of approximately $16,000.
COMMON AREAS REPORT:
STREET SEALING:
Weather permitting, sealing the streets will start on Monday, Aug. 2nd and may continue on the 3rd, starting at the upper circle and will, include, as the workmen proceed, any work on any unit driveway that has been scheduled with Tom Pallman.
Work will commence on the lower half of the community after the upper half of the community is finished.

If you need your car it must be moved from the upper half of the community to the lower half by 9 a.m. on 8/2. Be mindful that you should wait until the garbage has been picked up (usually around 7 a.m.) before moving your car. Lower half residents will have to move their cars to the upper roadway prior to the start of work in their area. The Board will post the days cars must be moved by e-mail and on the mail boxes.
Prices for driveway work are:
Seal Driveway - $80 – Contact Tom Pallman if you want this work done. (The cost of sealing will be added to your next monthly statement.)

Resurface Driveway - $2.50/sq. ft. – (driveways total approx. 400 sq. ft)
Excavate and Replace Driveway - $4.50/sq. ft
Delivery trucks and other outside vehicles will be restricted during this period so please try as best you can to avoid deliveries and guest visits while work is underway. Any packages that do arrive will have to be left in the gazebo with the responsibility of owners to retrieve.
PAINTING OF THE COMPLEX:
In response to community requests, a full painting of all units will take place in the Fall of 2022. The Board invites any interested residents to submit color requests by photo or color chart for consideration by the end of this September. The Board will select the 3 most popular colors and then paint sample combinations on three units for the community’s consideration.
POOL RULE REMINDERS:
Pleased limit yourselves to groups of 6 (unit owners and guests) at any one time
Absolutely no glass in the pool area
Vaccinations are required for pool entry except for children under 12. Please use good judgment with respect to guest children (observe social distancing and consider any exposure they may have had) in consideration of the safety of our residents.
LANDSCAPING REMINDER:
Any landscaping, tree planting, tree removal or other garden work within 5 feet of the side and back of each unit (other than hedge trimming and lawn cutting) is the responsibility of the individual homeowner.
GUEST PARKING RULE REMINDER:
Anyone occupying a quest parking spot for more than 5 days in a month will be charged $125 for that month. Please park in your driveway as guest spots are extremely limited.
The next Board meeting will be held on October 13th at 4:00 PM at Monica Teuscher’s house.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 5:15 P.M.
