BROOKRIDGE CONDOMINIUM BOARD OF DIRECTORS

A meeting of the Brookridge Condominium Board of Directors was held on December 7, 2021 at Monica Teuscher’s house. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; and Paul Roberts Treasurer - all of whom are Directors constituting a quorum. Also present was Tom Pallman, Property Manager. Absent from the meeting was Ann Gittelman, Board Member at Large. Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.
CALL TO ORDER AT 5:33 PM.
Minutes of the Board Meeting held on October 12, 2021 were approved and have been posted.
TREASURER’S REPORT:
Cash balances as of December, 2021
NCB Operating Account - $29,561.60
NCB Reserve Account - $189,268.20

Signature Bank CD Account (3372) - $249,644.08 (Note: CD matures March 2022)

We are currently running a small budget surplus for the year. Based on a preliminary 2022 budget discussion the Board is please to say there will be no increase in common charges for 2022
GUTTER CLEANING: The gutters have been cleaned using community funds.
PAINTING OF THE COMPLEX:
Painting estimates have been received from 3 companies and have been initially reviewed by the Board. Tom Pallman is reaching out to all three companies for clarification of specifics.
The Board will be hiring a project manager to supervise the painting job.
Since the majority of unit owners voted to change the color, a color specialist from Benjamin Moore is being consulted to help narrow the choices which will then be voted on by the community. The painting project is still projected to start either in the Spring or Fall of 2022, depending on how quickly decisions can be made. The community will be updated at each stage of planning.
CONVERSION TO CONDO AND TAX GRIEVANCE: Per our attorney, William Sultzer, we continue to be in a holding pattern pending the outcome of the Dobbs Ferry litigation.
POTENTIAL PROJECTS FOR 2022 AND 2023
1. Painting Project – Firmed up for Spring or Fall 2022
2. Rock Garden Outside of Pool Fence (Under Unit 16)
3. Pool Deck Surround Repairs and Replacement of Broken Umbrellas/Lounges, as Needed
4. New Mail Boxes
5. New Street Lights
The next Board meeting will be held on January 11th at 5:30 PM at Paul Spindel’s house
