Open meeting began at 7:30 p.m. The minutes were approved as amended. Those in attendance: Shelly Abegg, Schipper Clawson, Ardith Walker, and Jane Birch.
The financial report was reviewed and Mike asked if Lynn could review expenditures to see if any should be allocated to the reserve/capital account.
Patsy Young gave specific issues from her law firm's review of all of SCOA's governing documents to bring them into compliance with/in accordance with Utah's new state laws. A new set of statutes regarding HOA's and Condo associations has been passed by the state legislature. Regarding P & C Insurance, SCOA now has a $5,000 deductible policy. Each owner is reponsible for all damages below this amount, with SCOA responsible for all damages above this amount. It was suggested that a change might be necessary in each homeowner's policy to cover this amount.
Representatives from APA Roofing and CTR Roofing discussed options and prices on repairing the roofs of those having problems with leakage. This matter will be carried over to the next meeting. The pricing was similar at about $1,400/cricket unit. However, APA proposed a thicker material and longer warrantee.
Mike has contacted Questar about fixing the road where they had to tear it up to make repairs. They reported they will fix it soon.
Shelly Abegg reported that the landscaper is not cleaning up, and doing their part, when mowing lawns. Lynn Jensen reported that all sprinklers and pot holes have been fixed and they are now working on filling the creek bed. Schipper Clawson voiced some concern over this and he was assigned to write up a summary report of suggestions. Roto Rooter will be contacted about cleaning the sewer behind the Bird's unit. Lynn Jensen reported that he had to have the pool pump adjusted. He will also check on the cost of replacing the umbrella that was at the pool.
The Board approved moving $1,800 from the reserve account to the operational account. Schipper voiced some concern about this.
Meeting adjourned after 9 p.m.
