Minutes of SCOA Meeting held January 11, 2012
Opening prayer: Carma Richens
Ken Grow and Mike Roan met with a CPA firm concerning an audit of the finances for our annual meeting to be held in February.
The Board is seeking FHA financing approval when units are sold. There is presently a transfer fee when a unit is sold, and the board wants this removed in order to get FHA approval. Presently seventy-five percent approval of members is required to amend the by-laws, but the Board voted to set aside this portion of the by-laws, if possible, and allow the Board to make the change.
Alex, the roofer repairing the crickets on the Robinson and Graff homes, stated that instead of the $450 bid he gave on each unit, the cost was about $1,450 and felt he should be paid $1,000 more per unit. A discussion was held and it was agreed that the homeowner's should not be liable for the difference. The Board agreed to pay him $1,000, but he would have to stand the loss for the difference, and sign a release form. Rick will work with him on this issue. Mike suggested he come back and explain the difference in cost, before continuing on other units.
Minutes of last month's meeting were approved.
Ken gave the financial report, stating there is $56,000 in the reserve account. $3,800 went into the reserve from last month's fees. Ken said it had been a light month for costs. The financial report was approved. (See attached copy).
The cost of yard work was discussed and a new contract will be needed for the 2012 season. It was suggested we get three bids. We now pay $2,222, plus fuel service charges, each month. Lynn Jensen will check on getting more bids. It was suggested that the spring pruning be started now. Rick Mahony and Shelly Abegg will oversee this.
Thirty new chairs were purchased for the Club House.
There were no new move-ins this month. Thales Smith's unit will be for sale.
Questar has offered to provide attic insulation at no cost to homeowners. The replacement of gas lines in the area has been put on "hold," until winter is over.
Elections of two new board members will be held next month. There are eight candidates for the two seats.
Major projects for the new year may include adding a rest room to the Club House, the possible installation of a ramp, new decking around the pool, and heating the pool with solar heat, etc.
A neighbor on the south has complained the fence was leaning on his property. Lynn Jensen and Mike checked it out and could find no problem.
Carma will send out ballots for the upcoming elecction.
Meeting adjourned at 8:25 p.m.
