Minutes – Dec. 8, 2016 – SCOA Board Meeting - recorded by Diana Mahony, secretary
Present: Jeff Brady, Jane Birch, Diana Mahony, Robb Abegg, Tanner Runia and Lynn Jensen – property manager
Open meeting – no members in attendance
1. Nov. meeting financial report for Oct. approved.
2. Two vacant units: Reichman (107 Parkway) and Bills (tenant 3210 Brooklane). Harvey Fletcher will not be returning from rehab
3. Increase in amenities required due to rising water costs. Options were discussed. Board approved a monthly increase of $25, going to operations, and starting in April 2017.
4. Division of some of Lynn’s property management responsibilities:
Diana: snow removal
Tanner: pool
Robb: grounds
Discussion of compensation in form of fee waiver versus payment.
Hire member to do many smaller jobs:
weekly check of lighting, and clubhouse trashcans to curb
change and clean clubhouse air filters as needed
check and clear SW drains during heavy rains
run clubhouse sinks and flush toilets as needed during coldest months
Tanner will offer this job cluster to Hunter Reynolds – approximately $40/month
5. Robb will email Nov. financial report because of printer problems
- This year, to date, we are $5K over operations budget and $5K over reserves budget.
- Water rates will increase each of the next 5 years. Steps required to decrease landscape water use. Members will be encouraged to decrease household use.
- Comcast contract is now month-to-month. Rates increasing.
- Seeking bids for cleaning clubhouse carpets.
6. Larger reserve planning deferred to Jan. 12th meeting.
7. Upcoming elections: Only one nomination so far, but not due until Dec. 22nd
8. Feb. 9th Annual Meeting – large turnout expected due to amenity increase. Members will be informed in advance of the meeting.
