Board members present: Robb Abegg, Ken Grow, Megan Knapp, Diana Mahony
TPM: Rich Wells
In our financial Report by TPM we saw higher than usual payments as many of our overdue amenities were paid. The increase was also due to credit from reserve for pool and tree work was performed in June. July is usually a shortfall month but was much closer to even because of this.
Since last meeting both the board and TPM sprayed for wasps in the pool area. Pool light has become loose and TPM will reattach it. There were a couple of vehicle break-ins. At least one of them was not locked. Please keep home and vehicle doors locked and report any suspicious behavior. Clubhouse retaining wall was examined and found lacking. The board has authorized TPM to finish securing the deadman poles and send an invoice to the company that completed the work. Cement repair is continuing please stay clear of yellow tape areas. We have asked TPM to check our budgeted concrete repairs and the board may authorize more repairs this year is severity warrants it.
Provo City Power is offering free trees to anyone in Provo. Applications can be made on their energy conservation site: https://switchitprovo.com/trees-for-conservation/. Ken Grow has access to some sapling quaking aspens that he will bring to shadowbrook to plant. Let the board know if you want one. The overgrowth around Marian Brunner’s unit is a concern and we have asked TPM to take a look at the area to clean it up. We have completed some weeding west of the clubhouse and will be planning creeping Jenny in the area once we are sure sprinkler coverage will maintain it. The board asked TPM to follow up with our landscaper to complete skirting evergreens in the central courtyard area near the south bridges. There is a weed tree growing under one of those pine trees that also needs removal.
We had a discussion with the owners present about the responsibility of owners to paint their units. Currently the rules and regulations indicate that owners are to paint their own units at their expense. Past boards have performed this out of reserve funding. The board will discuss the topic and attempt to resolve the differences in expectations. We identified 2 areas needing maintenance. Painting the garage doors is needed on the south west end of shadowbrook circle by June 2020. Also the fence on unit 3236 Shadowbrook Drive needs repair by August 2020? The board has ordered new chargers for the clubhouse & pool area cameras which will be installed by Ken in the next week. The board will attempt to repair some of the tables overlooking the pool area as some have lost nuts and are loose.
The board is also considering changing the rules and regulations to allow dog ownership for responsible residents. Objections were tendered and noted.
TPM is getting closer to repositioning the light sensor for lamp posts and garage lights it isn’t entirely clear if these are on separate circuits, sensors, or timers so TPM will consult with Lynn Jensen to get what details are available.
