Maslow’s Theory Hierarchy of Needs sees that housing forms the foremost important needs, in addition to security, food and others, at the lowest among the five levels. Acknowledging this importance, the Malaysian government has drawn various policies to facilitate homeownership. This has resulted in the housing industry to tremendously grow over the last 30 years through provision of housing to a large section of the population guided by the vision of “home owning democracy”. The growth of the Malaysian housing sector has been underpinned by the .........
Housing needs can be defined as the extent to which the quantity and quality of existing accommodation falls short of that required, to provide each household or person in the population irrespective of the ability to pay or of particular preferences, with accommodation of specified minimum standards (Needleman, L., 1965). The problem of housing overhang in Malaysia in the early 2000s raised the question on the accuracy of the methodology in determining housing needs in the country. In response, this research is aimed at critically analysing the housing needs assessment method towards ...........
The ability to perform accurate classification or grading of offices is important for the reliable assessment of office stock quality in Malaysia, research has been ongoing to develop an office classification framework of sufficient calibre to be adopted as a national standard. In the earlier phase, the research had sought to determine the appropriate criteria to be included in the framework, the challenge then was to arrive at the criteria that not only take cognisance of the practices in other countries but at the same time embrace local values and preferences in their details. That phase of the work having being .......
Current trends in mass appraisal of properties are the use of the MRA model. MRA has severe limitations in that it ignores spatial dependence and spatial heterogeneity; two spatial effects inherent in property data. As a result, residuals of MRA display spatial autocorrelation and heteroscedasticity that violated the presumption of OLS estimation used in MRA and may lead to biased estimated coefficients. Consequently, the accuracy of predicted property prices may be questioned. Several advanced models have emerged that try to overcome the limitations of MRA that are grouped as spatial, local and .........
This research assesses the readiness of private developers and financial institutions in Malaysia to implement or support Build Then Sell (BTS). A questionnaire survey was carried out to assess developers readiness to implement BTS. Elite interviews were conducted to assess the readiness of financial institutions. Statistical analysis consisting of descriptive analysis, Pearson correlation analysis and multiple regression analysis was used to .......
The main objectives of the study are to overview on the mechanics of real estate Asset-Backed Securities (ABS) as a form of debt financing and measure the ability of the original owners of real estate ABS to reduce their debt obligations and enhance their eaming capacities in the Malaysian capital market. All eight real estate ABS issues are covered since its introduction in 2002 to 2005, and their performances are measured based on their selected financial ratios for one year. before, during the year and one year after their issuance of ABS. Generally, the study meets the objective of the study with all .........
A trend that has emerged in housing development is the Gated Community Scheme (GACOS) Theoretically GACOS provides an image of security and privacy. These schemes are attracting a growing number of buyers with more and more developers building such communities. Despite the increasing popularity of GACOS in the country, there has been no study on their impact on society at large. GACOS projects usually have penmeter fencing and guarded entrances and this development has caused concern among some people who view it as a form of apartheid. One could argue that GACOS ...........
Since the colonization era, the immigrants from mainland China (and now their descendants) dominate the Malaysian housing industry. Their high entrepreneurial ethics stimulated early venture in all economic sectors to become dominant in business. To increase the participation of indigenous entrepreneurs in economic activities, Malaysian has practiced its own version of the affirmative policy since the 1970s which is known as National Economic Policy (NEP). Unlike other economic sectors such as construction, manufacturing and agriculture, the government has not provided special .......
Previous researches show that outsourcing success depends on social as well as contractual relationships. However, none of the research sought the perception of the users, although it is users who ultimately judge the performance of the contractor. The initial stage of this study indicates that the users of outsourced facilities management services in public hospital are not satisfied with the performance of the contractor. Their complaints were pointed at the contract provisions that are not meeting their requirements and thwarting them from successfully performing their diagnostics and healthcare duties .........

A lot of effort is spent on the application for heritage city status by the interested cities. Other than the recognition and preservation of culture and environment, a city hoped that the inscription will bring economic returns and will be one of the main drivers of economic growth. The main expectation usually contred on increased tourism and the many spin-offs from tourism. However, does the designation of being a world heritage city only accord such a limited economic benefit? Studies from other countries have shown that properties in a heritage designated area have a higher value as compared ...........
Locational value residual surface (LVRS) techniques can be suggested as an altemative to resolving the difficulty in the traditional modelling of locational influence on property values in a particular area. The VRS can be generated using spatial interpolation techniques such as Inverse Distance Weighting (IDW) and kriging within a Geographical Information System (GIS). It is then incorporated into a regression model as a locational value adjustment factor. The objective of this paper is to compare the relative performance of models that apply LVRS and the traditional multiple regression models in the .......
Research into the development of location specific valuation model is scarce and difficult The main aim of this study is to identify appropriates statistical model to be integrated with GIS in generating property values. Several statistical techniques were used amongst which includes Linear or OLS Regression Model, Geographically Weighted Regression (GWR) Model and Trend Surface Analysis (TSA) Model. The study initially identifies 17 variables such as road type, road direction, availability and proximity to car parks, schools, university, central business district, industrial area, construction site, shopping .........
After the 1997 Asian Financial Crisis, unsold housing issues emerged in the Malaysian property market. During the period 2002-2005, the unsold units made up between 21.6% and 32.6% of the total units launched into the market. These rates are rather alarming when compared to advanced countries by their standards. Housing supply far exceeded the targeted number of units identified in the Sixth Malaysia Plan. Despite this, developers continued to build. The objective of this study is to explore the underlying reasons for the unsold housing situation in Malaysia. It is to investigate as to why developers .......
Globally, the housing sector is now characterised by cross-border operations of operators. Perhaps for the first time, a study was conducted to examine the internationalisation of housing developers from Malaysia. Its purpose was to determine the export capabilities of Malaysian housing developers and to investigate and understand those significant factors that enable them to be competitive internationally. Data was collected from internationally-experienced Malaysian housing developers through postal questionnaire survey, interviews and secondary data. The findings show that these housing developers .........
The most important message emanating from this research is to confirm the central role of institutions in the economic development and competitive position in Klang Valley cities in the world economy. However most parcel owners do not realize the importance of good property management until their building and common facilities are deteriorating, which are already too late. Based on surveys conducted in .......
