THE CRITICAL SUCCESS FACTORS IN ADOPTION OF ODOORS FOR AFFORDABLE HOUSING IN MALAYSIA

ABSTRACT
Open Doors System (ODOORS) housing is a new concept promoting the concept of simplicity and affordable especially for a post-disaster event. The prototype of ODOORS has been placed in Universiti Teknologi Malaysia, Skudai campus sponsored by the Prototype Research Grant (PRGS) under the Ministry of Higher Education Malaysia and Universiti Teknologi Malaysia. Previous research is basically on the thermal comfort in ODOORS in tropical climate weather. By adopting the concept of Orang Asli’s house and Open IBS, ODOORS offers an alternative as it is a ‘self-help’ house and the time to construct is lesser than the conventional buildings. The availability of the material locally and does not require critical manufacturing is seen as a good opportunity to focus more on ODOORS. This study focuses more on creating a critical success factor model for ODOORS by study the issues and challenges of ODOORS compliment with the enabling factor. The first objective is to identify the issues and challenges in adopting ODOORS as affordable housing in Malaysia. The second objective is to determine the enabling factors that lead to the successful implementation of ODOORS. The last objective is to develop the critical success factors (CSFs) model for ODOORS. The method used for this study is a survey. The survey form is distributed to the construction industry practitioners. Then, the data is analyzed using SPSS version 26 to find the mean and standard deviation. Factor analysis has also been used to reduce the data and to identify the critical criteria for each group of data. It is believed that for ODOORS to be successfully implemented in Malaysia, the first thing to cover is the issues and challenges. Identification of the problems is the first step to cope with the barrier of ODOORS adoption. The next step is to identify the enabling factors. The enabling factor is the catalyst that can lead to the success of ODOORS adoption. By determining the enabling factors, the key focus for ODOORS implementation can be referred and the spotlight should be gathered at the most critical enabling factors. The critical success factors (CSFs) model is built from a series of issues and challenges that need to be addressed and the enabling factors that vital as the factors are the components that can make the greater possibility of ODOORS success.
