ABSTRACT
Design and build (DB) procurement system is heavily implemented in the construction of public building projects in Malaysia, especially on hospital projects. The DB process in Malaysia is different from what has been practiced in the UK. It entails hybrid procedures with a mix practice of traditional and modern procurement system.
Hospital is a complex building that engages with a diverse range of people, equipment and systems. The building maintainability aspect has always been neglected at the design stage of project development, whereas issues related to maintainability had affected the performance of hospital buildings and incurred unnecessary cost. Some of the defects could be eliminated with proper attention and consideration during the design stage.
