The information provided below provides clarification on how Tiny Homes are sold, titled and registered.
How tiny homes are sold by manufacturer or dealer:
If built as a Manufactured Home and meet HUD specifications in Title 38, the manufacturer must be registered with the Colorado Department of Local Affairs (DOLA).

If built on a trailer chassis, the dealer must be licensed with the Auto Industry Division (AID) as follows:
If selling the homes, they build themselves, licensed as a dealer.
If selling the manufactured tiny home to other distributors, the manufacturer must be registered as a manufacturer and cannot sell directly to the public.

How tiny homes are titled and registered:
Tiny homes built on a trailer chassis will be titled as either a Camper Trailer (CT) or Trailer Coach (TC) depending on the length.
If under 26 feet in length, the tiny home is classified as a camper trailer.
If over 26 feet in length, the tiny home is classified as a trailer coach.

Tiny homes built on a skid will be titled as a Manufactured Home (MH).

Permits for oversize trailers:
An over-length, over-width, or overweight vehicle or load shall not operate or move on a state highway except by permit as provided in the rules and regulations and CRS 42-4-501 to 42-4-512.
