This should be a short newsletter, as I had family issues that kept me from working on this project this month.
We really need two board members to go forward. At this point I have done a lot of research and feel like, until we get board members onboard, we can't go forward. If you are thinking about this position or not, it is as simple as sending me your intention, name and address. We will have about 2 meetings per year or more at first if needed. The position can be filled by anybody interested in this project, even if they don't live in this area. Board members will be allowed to resign at any time. They can put in as much or as little work as they feel they have time for.
Right now if we had 2 more board members we would go ahead and apply for tax exemptions.
After that we can look into grants like this one from ARRP:
So far I am open to any configurations that this endeavor unfolds, if it is affordable. That being said I am leaning toward a group of townhomes on a 3-5 acres lot, with many separate larger homes to be AFH’s. That way we could get licenses for each home and not have to get an assistive facility license. I have looked at 2 acres and I don't think it is large enough for what we want to do, but if it falls in our laps I wouldn't pass it up. It would just limit how many people could live there. We should have a base number of about 25% people with disabilities with the rest their family, friends or caregivers. With 2 acres we might be able to do 150-200 or 3 acres about 300 people total. I do believe that there is a maximum number of people that can live in a complex like this effectively. If we go by Dunbar's number he came up with only 150 people that can maintain a social relationship. So this complex would go over this number.
I also like the idea of the community being a Cooperative Housing Model. where everybody agrees to work together to maintain the place and create networks of natural social interactions. Plus if we use this model then we could get a loan for the whole place and each person would pay into the cooperative, and not have to get their own separate mortgages.
When we design the complex it would be a great idea to use Intentional Neighboring to make natural areas where people would interact throughout the community. One area could be the kitchen/cafeteria which could house entertainment or spare rooms for crafts or businesses. Park-like settings could be built around the central large open space to encourage people to get together, or spaces within the building that would encourage this as well.
Another idea I have is to make sure that everybody has access to the central area or other places in the complex when it is cold or rainy outside. This would mean building a covered and possibly heated walkway connecting all the units. You could build an area within these walkways that are larger to encourage more interactions.
Here are some questions that would be good to have answered:
What is the cost per sq ft if you build townhomes out of wood stucco or blocks/bricks or an apartment building?
If we get land donated to our non profit, do we have to pay money to transfer it?
One of the young men at my daughters bowling on Wednesday told me about Full Life Care where he is going for art. They have adult day care as well.
