∙This is the end of my second month of putting this together. So far my outreach is lacking, so I need to take a different tack to reach out to people. I believe this is a great community for us, but I just need to convince other people to get on board. This is a long term project, so I realize it will take time to get a lot of people on board.
∙ So far at the end of February we have 3 people that have signed up to be resident, and one advisor. There are 7 people that have signed up to get the Newsletter. The website has views from Canada, Philippines, Vietnam and the US. I encourage all people on this newsletter to sign up to be a resident.
∙ It is apparent that in designing this community we will have to create separate LLC to cover the Group homes. Either one LLC for all, or one for the people with disability and a separate one for the elderly. DDA/DSHS provides a lot of funding to these group homes here in Washington State. My concern is what happens if the funds dry up. We need to make a model that may have to live without government assistance. But for now it appears there is a lot of money to help with the caring of people. In 2020, Washington’s supported living expenditures were $768 million, according to DDA; 92 million for AAcres, LLC. That’s crazy right-$418K per person. They have other services and these may be severe cases, but with that kind of money we could build a place and let the clients own it and still have enough for services.
∙ I like the model of the Big Wave farm as it has a lot of land for farming, and designed around different industries to create income. It has a large apartment building, with an industrial park.
∙ So to answer my question as to how do I see this community work for my daughter. I see my daughter living in a group home in her own studio apartment, with 24 hour care, provided by DDA and volunteers. Since I will live there also, I could exchange volunteer work to work in a group home of males and help pay for her care. We need to work together as a family to be efficient. Myself, I plan on living in an apartment as well. I see my daughter living with minimal support, to go get something to eat at the cafeteria, and then going to work within or without the community. I see her only being allowed to leave the community with my permission. I envision a large rec area, park and work area that allows the resident to relax and to work. Above all this, I envision a community that is under the watchful eye of a computer system that allows only approved people to enter and leave the community, by monitoring the residents with facial recognition and listening devises to ensure the safety and security of everybody. This system would be used to monitor people within the community, not in each apartment.
Legal
I received back the name reservation name for the incorporation of “The Next Wave in Housing”. We have until August 6, 2022 to use it. My goal is to establish a nonprofit with tax exemption in case somebody wants to donate land or funds for this project. I do not want to use it to get funds to build the complex. It is too much and I would rather use credit for the project so the funders have a stake in it. Then we need to create a LLC like condos to build and live in the complex. Then we also will have to create a LLC for the Group homes within the complex. These would be run like a business.
Design
Al of my thought and propositions are changeable and flexible. I want the community to decide most of the design decisions for this project.
Property Research
One of my biggest challenges is to find out how much these big apartment buildings cost to build.
