Here is my monthly update. I have not done much this month, as I had other things on my mind.
I have decided to not pursue getting people onboard with this project, after talking to various people, it seems that a lot of the people I have tried to contact are too busy with their life’s and this project is to complex. That being said, I want to forgo on actively seeking people, but welcome any to join this quest.
As of today I have 9 people on the newsletter list, and I think I am going to delete the register list, until I can get more people interested.
I am giving myself a 2 year goal to get people onboard and to go forward. I plan on registering “The Next Wave in Housing” as a nonprofit by August. Once I have 2 people that want to become board members, we will file for tax exemption status. I am not interested in fund-raising the cost for the complex, it would be too prohibitive. My thoughts are to get grants or loans or find a builder to get this built. There is a lot of money out there; we just need to find a way to access it. This nonprofit will be established for auxiliary means such as building designs or if somebody wants to donate land. The only problem with this would be if somebody donates land, we would have to have money to cover the cost. Not sure how that would work.
Some people might think this is crazy and too expensive. Let me give you my thoughts on cost. If we have at least 200 units and each unit went for $200k that is $40 million dollars, which is about the cost of the complex. At $1k per unit monthly rent (average) that is $200k per month. A loan of about 4.5% for 30 years would cost about that much per month. With offsets from rentals and businesses we might just have a chance.
After talking to a mom with an adult daughter that needs significant supports, I want to share my vision of how this whole thing can come about with supports for everybody.
First the building: I want to build a building on a 3-5 acre lot zoned multi use in SW Snohomish county. The south parking lot of EWHS is a great example. I would like 3 stories building spread out and not built up like these box apartments, that I am not a fan of, terraced with plants all around. Parking will be underground, and the first level, could be built like a “U” shape, with businesses running the outside with another building of large apartments on the inside. The second and the third similar will have apartments as well. At the other end of the property I would like to see a large commercial grade kitchen with a cafeteria/restaurant and a large rec area with a large amphitheater. Within the complex I envision a large natural area. A larger lot would allow for a hydroponic industry.
I would like to see the use of solar panels, water reclamation, bio digesters, backup power, hydroponics and workshops. The whole idea is for the entire rental and other spaces will be available to hopefully produce income to allow people to live affordable in the complex. We can also have rooms set aside for trainings or lectures.
So the building is one of two things to consider. The second is how we will live there. First off I want to make this complex owned by all individuals that live there to control future cost increases. I want an all-inclusive residency that includes people with disabilities, the elderly, their family and friends to support their lives. At first my thought was to incorporate many adult family homes within the complex, but I am leaning towards one residential facility. Think of a retirement home, but not just for the elderly. Yes it will take a lot to manage, but it should allow for 24 hours care. I think it would be best if we could partner with a nonprofit like Alpha Supportive Living or Community Homes to run the residential part. To offset cost we could live in the complex and volunteer to lower cost. Having somebody live in a unit rent free might help. This is where my daughter would live. In a large cottage with say 10 others and a caregiver within the cottages. The complex would have entertain and work available. She would be able to get food anytime and use the rec area. The one down side of this arrangement is the freedom they might have and how to manage their leaving the cottage. My hope is that a lot of the residence with disabilities can work and live in this complex for the rest of their lives without leaving.
To facilitate security, I like the idea of an AI that is not connected to the internet using facial and personal recognition and cameras placed around the public areas. If someone falls the AI should notify security, likewise if there is medical emergency or inappropriate behaviors, the AI should be able to contact someone or deal with it directly. The whole complex should be a secured facility where only residents can freely come and go, except for the residents who would need permission from their guardian to leave. Guest will always be allowed, but they would need to be allowed in by the residents or guardians. If somebody needs help, the AI is there. It allows for freedom of the residents set within the boundaries of the guardian. The AI could also be used to track work schedules, pay or many other things.
So a big part of the complex would be the availability of work spaces to generate income and the rental of the business. Cost needs to be affordable for everybody. My daughter is not rich and neither am I, so it has to be possible for somebody living on SS and getting DSHS/Medicaid benefits plus her work to pay for it. Some cost can be augmented by the fore mentioned work and rental, plus it could be augmented by the support family and or friends that could volunteer in the community.
