Exclusive Use Areas are subject to the Master Deed Section 6(b)(ii) which provides:
“The Owner of a Unit having the exclusive right to use an Exclusive Use Area shall have the responsibility for maintaining all aspects of such Area…any work undertaken within an Exclusive Use Area shall be done at the sole cost and expense of the Unit Owner…and shall be done expeditiously in a good and workmanlike manner pursuant to plans and specifications which have been submitted to the Association….”
These and other changes may be subject to the Design Review Process.
Given recurring problem with rats and carpenter ants, our pest control experts strongly advise us to keep branches of bushes, trees, and other plantings away from buildings including climbing ivy. Wood piles and other items must be kept away from the foundation.
Damage resulting from a failure to follow these guidelines may result in individual unit owners being charged the cost of repair.
We ask that you survey your Exclusive Use Area to see where any of the above applies and arrange to take care of the problem promptly.
