Goals - in order of their priority:
Fix all damage to the building envelope
Correct systemic problems with the waterproofing layer of the exterior walls. Aim for a solution that is likely to last for the next 40+ years with minimal maintenance.
Repair or replace other building components as necessary to achieve the preceding goal, or if there are significant economic or practical benefits. Approch these repairs or replacements with a similar committment to longevity, quality, and ease of maintenance.
Finance the project with the goal of minimizing impact to the Community. Aim to serve the financial needs of current Unit Owners.
Choose solutions that minimize overall environmental impact.
Address envelope issues as quickly as possible, to repair existing damage and stop ongoing damage.
Where possible, choose solutions that follow the current design standards of the Community. Where changes are necessary and options are available, use the Design Review Process.
