Breezeway Messaging App is used for Homeowners and guests. Guests that message in are current guests that are staying at the homes or have upcoming reservations. Owner inquiries will be handled by the Owner Liaison.

The mobile web is the mobile friendly version of the Breezeway desktop. This allows Admins/Supervisors to have access the same functionality as they would if they were on their computer while they are on the go.
Accessing the mobile web:
1. Open any browser in your smart device and go to app.breezeway.io.
2. Once you are logged in, click on side bar to look at the menu. It will look slightly different than the desktop version, but has the same functionality.

In order to quickly access the mobile web, we recommend adding a direct link to the full platform to your home screen.
To do this:
1. Log in to Breezeway in your mobile browser.
2. Go to the "Add to homescreen" option, and name the saved link whatever you want so you can easily recognize it. The link will look like an app on your phone.
Elements are a comprehensive repository of all the property's attributes.
Capture details about each room and items within the home. These can also be populated by completing templated tasks that require a photo.
The Property Details are structured in five sections:
Exterior: details about the construction, building materials, landscape and outdoor features.
Interior: room details, kitchen appliances, bathrooms, fixtures and other interior items.
Mechanical: details about the heating and cooling systems, hot water, laundry and other mechanicals.
Safety: information on smoke alarms, water shut off, electrical panel,fire extinguishers and homeowner info.
If an issue has been reported for a home you can create the issue directly from the elements section within Breezeway.

Title the issue (i.e – Dishwasher leak)
Provide details surrounding the issue
Delete the selected date
Create Task
Task Creation:
Before charging or sending alteration to the guest, create a task in Breezeway. Please add the guest's name to the title of the task for easier tracking.
Add To Task:
Communication Supervisor
Communications team members working that day.
Purpose:
Keep track of all details related to the alteration for record-keeping.
Task Creation:
Document refunds or cancellations in Breezeway when they are initiated on our end.

Purpose:
Maintain accurate records and ensure clear communication.
Task Creation:
Log the issue, complaint, or suggestion under the correct property/home in Breezeway.
Add To Task:
Supervisor on duty that day.
Process:
The Supervisor can reassign or reschedule the task to the appropriate person or team.
Purpose:
Address guest concerns promptly and ensure they are directed to the correct department.
Task Creation:
Document the issue in Breezeway under the correct property/home.
Include as much detail as possible:
What is happening at the home?
Any updates or changes along the way?
Scheduled vendor(s): Who is scheduled (e.g., plumber, electrician)?
Owner approvals (if applicable): Was the owner contacted for approval?
Replacement details (if applicable): Items replaced, along with photos and warranty information.
Add To Task:
Supervisors on duty( if needed)

Complete Documentation: Always include all relevant details so others don’t need to search for answers.
