Airbnb will automatically include the discounts based on the dates entered:
10% off for 7 days or longer
20% off for 28 days or longer
ANSWER: Yes, we do offer a discount for longer term stays. 10% discount for weekly stays and 20% for monthly stays. Upon entering your desired dates of travel the rate quoted to you will reflect those discounts.

This depends on where the guest is inquiring from, but typically, this is the response:
ANSWER: I believe when you view a listing without dates entered you are only seeing the average base rate for the property. When your desired dates are entered you see the seasonal rate for that time of year. Our rates fluctuate up and down based on time of the year and demand.
