1. How does the new seller program work?
The HouseSigma Seller Program makes it easier for potential sellers to find us and easier for you to convert those leads into listings. Here's how it works:
Three ways sellers discover the program:
1. Desktop navigation: A "Sell" button will be added in the main menu on every page of housesigma.com. One click reveals "Home Valuation" and "Why Sell with HouseSigma?" options. This new feature is launching on February 25, 2026.
2. Dedicated landing page: We've built a full "Sell with HouseSigma" page on both desktop and mobile web, designed specifically for seller intent. It includes home valuation tools, agent matching, and a clear path to listing.
3. Mobile app CTA: Every sold listing in Ontario now features a prominent "Sell with HouseSigma" button. We're reaching sellers at the exact moment they're researching comparables for their own home.
Two pricing tiers:
Buy & Sell Bundle (0.5%): When a client lists their home AND buys another property with HouseSigma within six months, they qualify for a 0.5% listing fee. This locks you in for both sides of the transaction and builds long-term client loyalty.
Fine print: 0.5% listing fee only applies when the home is listed over $699,995. The listing agreement signing and home purchase closing dates must be within six months of each other. If the client chooses to list first, a 1.5% listing fee applies initially. The 0.5% bundle listing fee is offered as a rebate of 1% after the closing of the subsequent home purchase with a HouseSigma agent.
Sell Only (1.5%): For clients who only want to sell (or aren't ready to commit to buying yet), the listing commission is 1.5%.
2. How is the bundle listing commission structured, and what are the advantages for agents participating in the program?
The deal split is 80/20 for all bundle listings that list for 0.5%. We recognize that the 0.5% bundle fee is lower than what you might typically negotiate, so we've adjusted the split to reflect that.

Right now, we're converting seller leads at only 0.5%. The bundle program is designed to change that by making HouseSigma known as a full-service brokerage, not just a data platform. Every listing you close at 0.5% puts another sign on a lawn, which tells the neighbourhood "HouseSigma is a real brokerage." That's how we shift perception at scale.
More signs means more personal leads for you.
The listings you close through the program become marketing. Sign calls, open house visitors, neighbourhood inquiries — these turn into personal leads that you keep at whatever commission structure you negotiate. The 0.5% listings are the lead generation engine that drives your long-term business.
You're securing both sides of the transaction early.
The bundle structure lets you provide full-service support for both the buy side and the sell side, which builds real customer loyalty. Instead of helping someone buy and then watching them list with another brokerage (which is happening now with a high percentage of our buyer-side deals), you're locked in for the entire journey. You become their trusted advisor for both transactions, and that relationship is worth far more than any single commission check.
Think of it this way: the 0.5% bundle listings are infrastructure. They build your local presence, establish HouseSigma's brokerage credibility, and generate the personal business that pays full freight. The 80/20 split ensures you're compensated fairly for being part of that growth.
3. I value the premium reputation HouseSigma has in the market. How should I think about this pricing in the context of maintaining that brand positioning with my client base?
The Seller Program isn't about being "low-cost." It's about finally making HouseSigma known as a brokerage in the first place. Right now, more than 90% of our deals are buyer-side because most people see us as a data platform, not a place to list their home. We're losing clients who buy with us, then list elsewhere.
The 0.5% bundle fee is strategic: it rewards loyalty and creates a full-service relationship (buy AND sell with us). We see a common pattern where clients will buy with us, then list elsewhere. This is about offering full service to our clients and empowering you the agent to do so. It's similar to how premium banks offer better rates to clients who consolidate their accounts. It's about lifetime value, not being "low-cost."
Here's what the program really gives you: Every sign on a lawn tells the neighbourhood "HouseSigma is a real brokerage." That's how we shift perception from data tool to full-service brand. Your name on more signs means more sign calls, open house traffic, and personal leads that you keep.

4. How does the program pricing apply to my personal clients versus company-generated leads?
If a client comes to you directly (personal sphere, past client, referral), that's your deal and you set the terms. The 0.5% and 1.5% listing fees are specifically for leads generated through HouseSigma's Seller Program (website CTAs, mobile app buttons, "Sell with HouseSigma" landing pages).
Here's how it works: Company seller leads use program listing fees (0.5% bundle or 1.5% sell-only). Your personal clients? You negotiate your own commission structure.
Think of it this way: the Seller Program is designed to capture seller intent we're currently missing (only 0.5% CVR on seller leads). It generates new listing opportunities for you that wouldn't have existed otherwise. Your personal book of business stays yours.
5. What if I want to charge more to list my HouseSigma client's home?
The 0.5% bundle and 1.5% sell-only fees are the baseline for HouseSigma Seller Program leads. If you believe you can deliver more value, justify a higher fee, and the client agrees, go for it. These are starting points designed to make HouseSigma competitive and attractive to sellers, but they don't cap your earning potential.
6. What guidance can you provide for navigating fee discussions with clients who have existing agreements pre-dating the program launch?
If a HouseSigma client recently signed a listing agreement at a higher price and now wants to lower the fee because they heard about the Seller Program, here's how to handle it professionally:
Acknowledge the question, but stand by the agreement.
"I understand you're curious about the new program fees. The agreement we signed reflects the full-service approach we discussed: professional staging advice, premium listing exposure, open houses, and my personal commitment to getting you the best result. That hasn't changed."
Reframe the value.
"The Seller Program fees are designed for new clients coming in through HouseSigma's website and app. Your listing is already active, already getting exposure, and already benefiting from everything we agreed to. You're not getting less because you signed earlier. You're getting the same premium service."
Highlight what they're already gaining.
"Here's what you're getting that matters more than the fee difference: Your home is already live and being shown to thousands of active buyers on HouseSigma. We're already generating neighbourhood exposure with signs, open houses, and direct outreach. You have my full attention and expertise guiding this sale."
Offer a forward-looking benefit (if appropriate).
"If you decide to buy another property in the next six months, we can absolutely talk about bundling that purchase with this sale. That's where the program really delivers value."
7. What regions does this affect and why now?
The Seller Program is rolling out across all HouseSigma regions to solve a structural problem in our business. We're heavily buyer-skewed: 90% of deals are buy-side, and seller leads convert at less than half a percent. The few listings we do close typically come from clients who bought with us first. Meanwhile, we're losing clients at two critical points: those who buy through HouseSigma but list elsewhere, and sellers who want to list first or aren't purchasing another property.
Why now? The data is clear: only 10% of our deals are seller-side, and we're converting seller leads at just 0.5%. We need a dedicated seller program to close this gap. The goal is long-term: make HouseSigma known as a brokerage and a place to list your home, not just research properties.
