The Parties hereby enter into this Buyer Representation Agreement to outline the services provided in connection with real estate transactions. The scope of services includes, but is not limited to, the following:
A comprehensive interview will determine property preferences, desired neighbourhoods, and specific needs.
Preparation and Explanation of Representation Agreement and Associated Documentation
A customized property search will be set up on REALM/Stratus, and relevant listings will be shared.
Property showings will be arranged and conducted in preferred search areas.
Advice on current market conditions and regular updates on market activity will be provided.
Offers will be negotiated to achieve the best terms, price, and results.
Strategies to handle competing offers and protect offer information will be advised.
Referrals to other professionals (e.g., lawyers, lenders, inspectors, contractors) will be provided as needed.
Facilitation and attendance of property inspections and Buyer visits.
Purchase documentation will be sent to Lawyers/Lenders, and guidance will be provided through paperwork and closing.
The Parties acknowledge that services may be adjusted, modified, or omitted based on individual circumstances, market conditions, and evolving Buyer needs. While every effort will be made to deliver comprehensive and professional services, the nature and extent of services may vary.
Should the buyer wish to terminate this agreement, the sales representative/broker agrees to have this agreement terminated within 24 hours, the brokerage agrees to also provide options for the buyer to work with another sales representative/broker if the buyer still wishes to continue working with Housesigma
If the Buyer and Agent agree to amend the contents of this schedule, any changes will be promptly communicated and mutually agreed upon in writing.
In a case of a designated representation agreement, the Buyer receives written notice of a multiple representation situation to which the Buyer does not provide their consent to participate, the Buyer agrees that the Brokerage reserves the right to appoint an alternate designated representative, mutually agreeable to the Parties, from within the Brokerage to assume the responsibilities agreed to within this Representation Agreement.
The parties further acknowledge and agree that, while every effort will be made to deliver comprehensive and professional services, the nature and extent of services may adjusted, modified or omitted based on individual circumstances, market conditions and evolving needs of Buyer. Should any of the above noted services not be required during the course of this Representation Agreement, the Buyer agrees to forgo their right to remuneration, compensation, legal or contractual action against the Agent(s) and/or the Brokerage, for the omission of such services.
