"An Ordinance of the City of Glendale establishing a requirement that termination of tenancy be brought for good cause and prohibiting retaliation for the exercise of designated rights."

12 Legal Reasons for Evictions

• 1. Nonpayment of Rent

  2. Breach of Contract

  3. Nuisance

  4. Illegal Use

  5. Subtenant

  6. Refused Reasonable Access

  7. Demolish or Do Work - 8 x's rent or more than 30 days uninhabitable

  8. Owner Occupancy - immediate family or manager

  9. Remove From Rental Market

  10. Comply With Government Agency

  11. Comply with Contractual Agreement Relating to the Qualifications of Tenancy

  12. Smoking Where Prohibited

This ordinance does not apply to:

• • Units located on a lot with 1 or 2 units (including houses);

  • Section 8 units;

  • Units where the property owner has offered a 12 month lease, that qualifies under the ordinance. (See G.M.C. section 9.30.032)
