In 2007, Tate's Bake Shop of Southampton was running out of space. They looked to East Moriches and the IGHL location on Pine Street, south of the Bypass, for a larger bakery and distribution facility. To get tax breaks, they sought inclusion in Brookhaven's Empire Zone, and the Town Board expanded the Zone to include the IGHL site on 6/5/07. As part of the Empire Zone conditions, they had to hire a certain number of employees locally and received property taxes breaks.
They have run out of space, and are planning to increase the size of their building by 2/3 to 36,000 square feet, thereby increasing space for warehousing baked goods. They have asked for EMPOA's comments on the proposed plans prior to a hearing.
The building currently is "L" shaped. They seek to fill in the "L" and have a larger rectangular building. The addition will match the existing structure with pre-fab metal siding of the same color. No change in setbacks is proposed. The site plan and some other application documents may be viewed here.
The site has L-1 zoning, as does property to the north and west. The LIRR is on the south side of the site, with A-1 and L-1 south of it.
Applicant states that 5 jobs will be created by the expansion. The work force reportedly comes mostly from nearby areas.
