This site was re-zoned Multi-Family in 1997; it is in common ownership with the multi-family development to its west. Access to the new project is to be through the existing development rather than from Wading River Road or the Sunrise service road (the existing Acorn Circle is to be extended). Some documents describe it as a condominium.
The layout of the buildings is shown in the site planand their general appearance is shown in the elevations.
The proposed buildings will generally be lower than the Sunrise service road. The existing vegetation is thin, and only a few plantings are to be made on the north and east perimeters of the building area (see the Landscape Plan, sheet 3). As a result, without more screening vegetation, the buildings, their lights, and street lights will likely be visible from the service road.
The project will contribute more traffic to the Sunrise service road whose capacity is already exceeded during rush hour. The point where the Sunrise exit ramp intersects is already known as unsafe. The owner agreed to dedicate a 25' wide strip of land along the service road to be used for road improvements.
At the Planning Board's hearing on January 27, 2014, the issues of needed screening and buffers and road improvements were raised. The Moriches Bay Civic Association submitted a letter on these and other issues. Two residents spoke with concerns about the project. In reply, applicant's attorney offered an additional 5' of land along the service road and stated that applicant had been willing to make a contribution to road improvements. The hearing was closed except for written comments to be submitted within the next 5 business days. The Board received a letter from a resident within that period citing the attorney's additional offers.
On February 10, the Board approved the site plan subject to certain conditions recommended by the Planning staff. Those conditions included a dedication of a minimum of 30' wide strip of land along the service road and a contribution of $50,000 for road improvement. No additional vegetative screening of the project was required.
