In 2005, the developer received approval for a zone change on this parcel to PRC. The change was welcomed because it was expected to lead to the removal of the remnants of the duck processing plant that once was an important part of the community. The Planning Board gave the project its preliminary approval in July 2007 and approved its final plans in May 2009. The final plan remains essentially the same, although there have been some minor changes.

Of the 16 units built, none have been occupied as of July 2011. Reports are that one new owner may move in in September, and perhaps a few more shortly after. While some contracts have been signed, they reportedly have contingencies tied to the sale of the buyers' current homes. Nonetheless several addition units are currently under construction.

The years of construction have meant years of a visible construction site. Here is a July 2011 view from East Moriches Boulevard.
