This page has been added due to questions that have arisen about the zoning history of Encore Atlantic Shores in connection with the Hamptons Club's pending applications to the Town Board for a change to B-Residence zoning and to the Pine Barrens Commission for a hardship exemption.

Encore Atlantic Shores is a 240-unit PRC clustered on 75 acres located on the west side of the Hamptons Club site, extending to the Riverhead Road (CR 51).

In 2001, the site, located within the Compatible Growth Area of the Pine Barrens, was zoned A-1 Residence. The owner applied for a change of zone to PRC (Planned Retirement Community). In June 2001, the Suffolk County Planning Commission reviewed the proposal and disapproved it.

The Town Board acted on the application on 2/21/02 and amended that action on 10/15/02 after another hearing. The hearing minutes may be viewed. The amended resolution was subject to various conditions.

On 5/16/01, the Pine Barrens Commission had asserted jurisdiction over the project because it is in the CGA, but on 10/23/02 it reversed itself and declined jurisdiction.

The Planning Board approved the site plan in June 2003.

A brief zoning history appeared in the Press of Manorville and the Moriches in connection with a related project by the same owner.
