I’M BACK. but only for today. Today we talk about Promenade Apartments. Why? Well, let's find out.
-UPRISE-
In 1972, New residents moved into Corlear Gardens, Tibbett Towers, Waldo Gardens, Nathan Hale Gardens, etc. This year, however, was no ordinary year. This is the year where a new building was born. The name of the building was Promenade Apartments. The building consisted of a pair of low-rise elevators going from the 4th lower level to the 16th floor and another pair of high-rise elevators from the lobby to the 33rd floor.
Only residential floors starting from 17 are accessible on the high-rise elevators. The building has 318 units and was managed by the Aaron Diamond Estate. The building has the consistencies of a basketball court, laundromat, and views of the Harlem River. All of the elevators consisted of windows on their doors, just like at Waldo Gardens, Nathan Hale Gardens, Corlear Gardens, and Tibbett Towers. During that time, neither of the properties’ elevators were modernized.
-DOWNFALL-
We now time-travel to the 2000’s millennium. The elevators and boiler room at Promenade Apartments were out of order 24/7. Residents were complaining about this and even theorized the ADE is doing a poor job of resolving these two specific issues. This can be bad during the cold and if you live on the 33rd floor. The elevators at Corlear Gardens and Waldo Gardens were overdue for modernization, but not the ones at Promenade Apartments?! Come on now, Aaron Diamond Estate! This occurred during the Mitchell-Lama era of Promenade Apartments.
-2ND UPRISE-
We time travel to the 2010’s decade, where internet memories will be made forever. The Promenade Apartments was no longer a Mitchell-Lama building when Robert Nelson, the president of a management called “Nelson Management Group LTD'' purchased this building because he believes it can maintain affordability for residents by dissolving Mitchell-Lama and drafting a 40-year regulatory agreement with the city Department of Housing Preservation and Development (HPD). So their quest was on to save this building from the dysfunctionality which was the 24/7 out-of-order elevators and boiler room, with major additions and changes.
To start this off, they have modernized/replaced the elevators. All that’s left of the elevators are the unchanged outer doors. The process of that took six months. Next, they replaced the old boiler room machinery with high-efficiency boiler room machinery guaranteed to work during the winter months.
And then came the installation of new and better security cameras, followed by roof replacement, all completed in 2015.
Next, they replaced the classic control washers and dryers with new, efficient compass control washers and dryers. Both the old and new machines were courtesy of Wascomat. The compass control washers can be seen at Corlear Gardens, too. Compass Control washes Hot, Warm, Cold, Delicate, Quick Wash. The replacements were provided by Hi-Rise Laundry Solutions.
The lobby was also renovated and redone with the addition of a 24/7 doorman. Then came the work on a new residential playground and garden terrace followed by complete fencing replacements (except for the electric gates), parking lot(garage) repaving, and lamppost replacement. All keys are now replaced with keyless fobs for enhanced security.
Now we time travel to 2017, where I started my elevator filming quest. The elevators at Nathan Hale Gardens have already gotten their role of modernization a year ago. The new lampposts had flags saying “Welcome to The Promenade”. This hints “Promenade Apartments” was renamed to “The Promenade.” Everywhere you go around the building, “The Promenade” this, “The Promenade” that. “Promenade” everywhere! The elevators even had a rug with a “P” for “Promenade” as seen on Nelson Management’s website.
Blue lights were installed on The Promenade’s roof. The lights lit up at night. On occasional nights, they light up in different colors. This building can be seen from Corlear Gardens, Tibbett Towers/Ave, Waldo Gardens/Ave, Nathan Hale Gardens, Broadway Bridge, Henry Hudson Bridge, University Heights Bridge, Washington Bridge, George Washington Bridge, Riverdale Ave, Irwin Ave, Johnson Ave, Baker Athletics Complex, and many other places until you’re far away to the point where you can’t see the building anymore.
The Renovations Arc then passed on to Tibbett Towers, where the elevators were modernized and Corlear Gardens got new numberplates and new elevator maps for the floors.
One year later, a residential gymnasium was open to the residents of Promenade Apartments. Now all oldcomers and newcomers can really make this place feel like home. Thus passing the renovations arc on to Tibbett Towers and Corlear Gardens with new lobby interiors, keyless fobs, special intercoms, parking lot repaving, yearly concerts (Corlear Gardens only), and new fencing (Corlear Gardens only).
Want a building with a residential gymnasium? That’s Promenade Apartments. Want a building with yearly concerts every May? That’s Corlear Gardens.
-BROTHER BUILDINGS-
Corlear Gardens and Promenade Apartments have Wascomat Gen. 7 Washers, stunning lobby interior, elevator ID icons, and stuff like a residential gymnasium(Promenade Only), and yearly concerts (Corlear Gardens only). They are also tall and visible.
Whilst asking to film the elevators for my website, the president of Nelson Management mistook the elevators at Corlear Gardens for the elevators at Promenade Apartments.
I have recommended Promenade to some of the staff in PWHS because it’s that cool, believe me. Anyways, see you around!

Hey everyone, Helfry here and I'm back from my break, so a few things have happened to me over the break such as Something about going to Central Park, and another thing about my uncle’s house in New Jersey. Alright without any further ado let’s jump into it!
So Dog breeds, They have gone from functionality to cuteness, so how do today’s breeders make a dog cuter? By giving them weird and disgusting deformities. Here's a quick list of the many different breeds that I find weird and/or scary.
The Pug: Now I know I'm gonna get a lot of hate for this but this particular breed looks like it slammed its face hard against the wall. Not only does it’s face look like a tuna can, It also sounds like it couldn’t breathe, So throughout its life no matter the weather or temperature It sounds like it has emphysema, If my kid was born with a flat nose, cylindrical head, and no neck going like that I would go “Holy Mother Of God! Put it Back In, It’s not ready yet!” but in all seriousness it is a cute breed but it really needs a little oxygen tank!
The Doxen (Or Dachshund): This dog’s head looks completely normal but my god what is up with the body!? It looks like one of those door stoppers with a dog head and the legs stapled on it, heck might as well keep going! Let’s make it so that the dog doesn’t have any legs so that it looks like one of those chickens whenever they’re laying an egg! All in all it’s not a bad breed but that body really gives me the creeps.
And last but not least the most disturbing dog breed of all; some of you may already know exactly what I’m talking about…
The Chihuahua: this dog breed is one of the scariest ones I have ever seen, Picture this: You take a normal dog and then you boil it until you get nothing but anger and hate, That is basically this breed in a nutshell. And the Image I have for the thumbnail is one of the nicer pictures of them I can find cuz all of the other ones look like they're possessed, Someone Call a Priest! Not only that they’re sometimes pretty aggressive towards anyone including their owners, and the only times they're not being aggressive is when they’re peeing, dumping feces or vomiting everywhere! What’s worse is that their feces are radioactive like their anger and hatred somehow manifested themselves onto their feces! And the only thing that’s good (or bad) about owning one is that if it ever gets rabies then It will be hard to tell If it does have it or not, besides the fact that they’re mouth starts foaming up. It may not be that bad to own one, but seriously someone needs to give that thing some Holy Water before it starts eating their owner’s nose off!
So that’s about it for this rant here, It honestly feels so good to be back here doing some articles for all of you guys, so anyways I hope you enjoy it and I’ll see you all next time!

OP-ED: Why the world (and buildings with high-quality renovations) need more “talking elevators”.
Hey all, Jonathan here. If you’ve been following up on my past elevator articles, I will write something that might need a reason to be addressed today: “Talking” elevators. I did not mention this in the previous elevator article in October because I didn’t think it would be necessary to add that info in the article.
-BUILDINGS WITHOUT TALKING ELEVATORS-
Let’s see why it would be needed at Waldo Gardens. Waldo Gardens is mostly an old-people building. There are 1-bedroom apartments everywhere, and most of the individuals residing there have lived there for 30 or 40 years. Some of them might have lost their eyesight over the years, and that could be bad if they get off the elevator on the wrong floor and the elevator gets heavily occupied after. The same would apply to delivery people accidentally getting on the wrong floor.
Now, let’s go to Corlear Gardens. Because Corlear Gardens is one of the hottest buildings on the market, the elevators should get voice lines as well. Once again, most of the individuals at Corlear Gardens have resided there for 30 or 40 years. The elevators having voice lines could be useful for any of those who aren’t paying attention. Once again, one might get off the elevator on the wrong floor and it will get heavily occupied. In my opinion, talking elevators would definitely fit with a talking intercom.
The last building on the list is Promenade Apartments at Marble Hill. Because Promenade Apartments is also another one of the hottest buildings on the market, the elevators over there should definitely be equipped with voice lines. Because of one pair going from M4-16 and another pair going from L-33, one could think the M4-16 elevators lead to 33, They all should talk. Most of the individuals have resided there for 25 years. When I was granted access to ride the elevators there, I’m surprised they all didn’t have voice lines! In my opinion, talking elevators would fit very well with a talking intercom, the addition of a residential gym, and beautiful outdoor areas! Once again, one can get off on the wrong floor and the elevator gets heavily occupied after.
-BUILDINGS WITH TALKING ELEVATORS-
Now let’s go to buildings with talking elevators. Tibbett Towers is one of them. By the end of the 2017-2018 school year, all four elevators have fully opted out of their “classic phase” and entered a new “state of the art” phase. The elevators were also equipped with voice lines. This can be helpful if someone gets off the wrong floor. However, a “talking” elevator might startle someone. I have yet to actually witness that. Another building with talking elevators is located at 600 West 218th St at Bakerfield Apartments.
All the voice lines I hear when the elevators stop are “Lobby”, “Mezzanine”, and all the floor numbers.
-WHY DID I WRITE ABOUT THIS?-
Why did I write about this? Good question! The elevators at The Mirabal Sisters Campus/IS90 have been equipped with voice lines. The numbers were also out of sync. This was not a modernization!
Mr. Frank and Helfry first heard this. I was the second. And ever since, I think it wouldn’t be that complicated to just implement a talking feature. All three tall buildings’ elevators definitely need it. The brand it was modernized with might be compatible in my opinion! Come on people! An old-people building. The elevators over there NEED that talking feature.
Maybe one day, either building I mentioned without talking elevators will get a talking feature one day…
