For the redevelopment, the target user would be predominantly, offices and housing as this fits into Sheffield City Councils’ vision for Kelham Island and supports the core growth strategy. The map below shows that for Kelham Island, Sheffield City Council would like to see the area developed into predominantly businesses and bordering onto the housing.

An estate agent’s office has been added to the ground floor as well as a mini supermarket, we thought it was better to combine these businesses to the design of office and residential as we believe rather these businesses will add value to the existing proposal.
The estate agent would be able to generate sales in terms of off-plan sales and off-plan rental agreements prior to completion of the site, which would intern generate money that could be used to help finance. There will be 6 properties that will be offered for sale 3 x 2 bed 66sqm, 2 x 2 bed 99spm and 1 x penthouse 420 sqm.
The quirky area already attracts a great number of independent businesses, so we would look to capitalise on this by reaching out to a company such as “we work” or “workspace” in regards to renting out the 1st and 2nd floors to tenants within the creative industry. These tenants are more likely to have a less standard business model, so this kind of building would work well for them, as they would have the options to book hot desking, meeting rooms or if they are looking for a more longer-term office, they would be able to rent one of the offices on the 2nd floor.
