Planning Policy Considerations
The Westpack site is not a listed building, but it is, however, part of a conservation area meaning that consent must be obtained prior to any demolition, and this must be supported by detailed proposals which show the extent of the works planned. We understand that due to the nature of the building and the extra consideration that is required for any work within a conservation area to be done, as per the Planning (Listed Buildings and Conservation Areas) Act 1990, Chapter II, section 7.
What we do suggest whilst the building is going through planning consent is that the building is used for warehouse/ storage purposes as this still allows you, the client to have a small amount of income from the property, whilst we await decisions.
An outline planning application is required, which will detail the proposed works, and how the demolition and potential redevelopment will preserve and offer enhancement to the conservation area.
CIL & Section 106
This has been worked out at just over 65 per sqft & section 106 contribution to the council of 10% of the 5 flats that will be for sale on the 4th floor.
