SITE LAYOUT ANALYSIS
The proposed building is located just at the boundary of River Don, in a mixed zone region, where you have both commercial and residential building structures in the area. After careful research, considerations, and solutions to some of the present and possible problems that might occur in the area, therefore our proposal is a building complex that comprises of both residential apartments ( 2 bedroom flats ) on fourth and fifth floors and commercial spaces ( open office plan and retail spaces for rent) on the first and second floor, also a multi-purpose ground floor for storage, delivery access towards the left and in the basement a stacked system parking lots that have the capacity to contain twenty-two cars.
In front of the building is a recess from the road which serves as a green area and walkway for shoppers, while at the back of the building is the river don, there's an additional 3m recess from the boundary.
