In order to create an effective development proposal, we conducted site visits as well as building measurement to get an overall detail of the existing use of subject site.
Generally, it covers two individually contained areas adjoining each other.

The left-hand, smaller section of the site is currently an open, concrete-floor courtyard that appears to be utilised as temporary storage, containing an electric-powered high-load elevator lift in the corner for heavy goods.
This courtyard is accessed through a large entrance leading to the road, as depicted in the images attached. The site is an unusual layout due to the neighbouring property on either side jutting into the courtyard, with doors and windows suggesting that the neighbouring property on the left has access rights through this courtyard to their property. The area for this courtyard is approximately 195sqm (one hundred and ninety-five).
The right-hand, larger side of the site currently contains an industrial, steel-framed solid wall brick-built structure currently utilised as a logistics delivery/storage centre of cardboard for the current occupiers, Westpack Ltd.
Current usage appears to be the storing of cardboard for sale to commercial entities and is transported out the facility via the use of forklifts. The structure is not a true rectangle shape, being longer on one side than the other; however, it contains approximate dimensions of forty-four metres by eleven metres providing an area of 484sqm (four hundred and eighty-four). This provides a total site area of approximately 679sqm (six hundred and seventy-nine).
