These comparables offer a relatable insight into the current market and aline with the figures used within the residual valuation.
COMMERCIAL
These comparable have been taken from CoStar and Rightmove and reflect an agreed let for flexible office space, so a company called Wizu Workspace and an available lease that reflects the current market for mixed-use retail space. These figures align with the Lambert Smith Hampton Local office report published in 2021, as they predicted that post-pandemic, quality supply would attract occupiers to upgrade their workspace over the coming years and which is what the comparables support as well as the yield of 5.5% and the headline rent of £26 psqft.
The mixture between selling and letting the building has allowed the client to make a generous property.
