Q. What is the overview of the Air Conditioning Roof Racks replacement work?
The roof racks support the air conditioning units located in the roof. Each rack supports up to 4 ac units (building A has a unique layout and unit count). In the past, we have replaced individual broken using operating funds. At the moment, the 'little by little' replacement scheduling is no longer feasible. There are two main reasons: 1) The overall condition of racks. 2) The racks replacement is the initial requirement for upcoming roof overhaul work. The breakdown of units completed vs. units pending is highlighted in the table above (tab labeled 'racks'). The special assessment allocates funds for the pending units.
Q. Do you know of any financial assistance programs?
Miami-Dade county has announced an assistance program for help in paying condominium special assessments. All details and qualifications can be found directly from the county.

Q: What happens if an owner decides they will not pay their portion of the assessment?
Is best to contact us at the office if you are unable to meet the payment schedule. Special assessments are subject to the same collection procedures as regular maintenance payments. Failure to pay could lead to liens, attorney fees and other collection costs.
