Early this year squatters started becoming a problem on some of Mr.Christian Spicers properties. Fires were started on several necessating the Fire Department to respond, guns were found on one property, people were showing up at all times of the day and night at these properties threatening nearby neighbors.
Members of our Email Group got in touch with Mr. Spicers rebranded company now called Infill Innovation/Source Group Realty explaining the issue. (See email example below)
We received return phone calls from several people in Mr. Spicers office identifying themselves as employees of Infill Innovations/Source Group Realty, Valerie, Kathy, Melanie and a Ms. Cassie Saladana who proved to be the most helpful with this increasingly distressing and dangerous problem.
Ms. Saladana said she personally had filed what are called "Letter of Agency" (LOA) on the properties that neighbors were reporting squatters on and if the neighbors had to call the Police again to tell them the properties have LOA's filed on them so they could legally remove or arrest the squatters and get them off the property.
In May incidents were happening again with squatters on Mr. Spicers properties, Police were called, neighbors told Police that Ms. Saldana of Infill Innovations/Source Group Realty had filed LOA's on both properties in question now and to please remove or arrest the squatters.
The neighbors were informed there was an LOA on one property but not on the other therefore they could NOT remove the squatters from that property.
The neighbors again called Ms. Saldana and asked her to please email them a copy of the LOA she said she filed with the Police Depatment which she did.
Ms. Saldana told our members that the Police were incorrect in stating ONLY an owner of a property could file an LOA anyone could do so.

Hi Erik,
I would like to clarify that there was no scheduled appointment with anyone from our office on the 7th of this month. We apologize that you arrived unannounced and were unable to meet with a member of our team.
As I mentioned during our phone conversation with you and your neighbor, Lisa, neighborhood safety is absolutely a concern for our team as well. We want to do everything we can to help minimize issues related to our properties.
To address concerns involving squatters, our standard procedure is to file a Letter of Agency (LOA) with the police department and post “No Trespassing” signs at the property. These measures are only implemented at properties where squatters have been present and persistent, particularly before construction has officially begun.
Our previous LOAs were set to expire in June, so we recently filed updated LOAs for 1445 Hilger, 1461 Hilger, and 1348 Tarbox. The LOA authorizes anyone from our office, as well as concerned neighbors or pedestrians, to contact the police and report trespassing activity. Once contacted, the police can respond and remove unauthorized individuals from the property.
This document essentially confirms to the police department that the property is vacant and that anyone found on-site without authorization is trespassing and subject to removal or arrest.
We will also follow up directly with the police department to see what additional assistance they may be able to provide.
For your reference, I’ve attached copies of the LOAs. While they should not typically be necessary, we understand that neighbors have previously been told that only the property owner can report these issues. That information is incorrect. The LOA is the only documentation required for the police to respond and clear the property.
Thank you for making us aware of the issues at these sites. We hope to have the properties cleared out as soon as possible!
