AFTER CONSTRUCTION IS COMPLETED
Go back to the beginning of this RESOURCE HANDBOOK and
1. Start a Neighborhood Group
2. YARD & WINDOW SIGNS - Get together with neighbors and create or purchase YARD SIGNS and WINDOW signs.
Put a slogan on the sign to discourage people from moving into your neighborhood
Example -" If you own a car, don’t move here, no parking!" "Renter beware do not let this slumlord get you too"
Thats not a great one but we are sure you and your neighbors can think up something better.
GoPRINT - has some pretty good pricing on signs. If you know of someone with better pricing please email us.
3. PROPERTY OWNERS INFO - Get Owners contact information for future reference and to report problems like excessive noise, trash, using your trash cans, parking etc. At County Assessor Recorders Office. Click HERE for office locations or
https://www.sdarcc.gov/content/arcc/home/about/locations.html
4. RENTAL RATES - Find out what they are renting for - Remember they are suppose to be with the “ADU BONUS program" they were building under.
Meaning 1 at Market Rate Rent for each deed-restricted affordable Rate Rent. However the San Diego Housing Commission has kind of muddied the waters on this and it is not exactly a 1 or 1. We will get better confirmation on this in the future and who to contact when the property owners do NOT follow the rules.
5. SHORT TERM RENTALS - As of this writing on July 12th 2025 you are NOT suppose to rent your ADU’s as Short Term Rentals. HOWEVER and this is a big one.
The original house in the front generally a 2 bedroom 1 bath or 3 bedroom 2 bath is NOT considered an ADU according to the City of San Diego and can be rented out as a Short Term Rental. Just the garage they may have converted into an ADU and all the “boxes they cram into the backyard cannot.
But guess how Jared Basler “strategic advisor to Mr. Christian Spicer of SDRE and Vertical MVMT construction says you can get around it.
If your city prohibits short-term vacation rentals in ADUs, consider listing your unit for mid-term or long-term rentals meaning 31 days to 11 months on platforms like Airbnb (using its “Monthly Stays” option), Furnished Finder, or Zillow Rentals.
If the developer or new owner is doing this make sure they are following the
RULES the City of San Diego has set up for Short Term Rentals at the link below.
