Abstract

The Mankiw-Weil (MW) model is utilized not only to estimate the total future housing demand but also to predict the number of housing units. The average housing size (AHS) plays a vital role in converting total housing demand into the number of housing units. This paper reveals that AHS is not to be treated as a constant but in fact as a variable that should be estimated through the use of the MW model. This study presents a methodology based on the MW model for estimating AHS and attempts at calculating the AHS of national cities as well as provincial cities. Following the findings from the Korea Housing survey and the projected population and household data, the AHS of domestic households will increase from 67㎡ in 2021 to 94㎡ in 2047. In the simulation results, after adjusting for the rate of changes in permanent income and housing costs, AHS in the year 2047, will be distributed within the range of 82㎡ to 100㎡. This result suggests that the size of the national housing, which has remained constant for decades at 85㎡, needs to be raised. At the same time, the study also confirms that there is a difference in the size of AHS depending on the region. The findings of this study could have implications for the size of the national housing, which has remained a constant, and on how to bring about changes in that. Further, there is also a strong case for using AHS in establishing urban and residential plans by the central and local governments.
국내에서 맨큐-웨일 모형(MW모형)은 미래의 총주택수요뿐만 아니라 호수 단위의 주택수요 추정에도 활용되며, 이 과정에서 평균주거면적(AHS)은 총주택수요를 호수 단위 주택수요로 전환하는 주요한 역할을 담당한다. 그러나 본 연구에 따르면 AHS는 MW모형에서 상수로 가정해야 할 대상이 아니며, MW모형을 통해 추정되어야 할 변수이다. 이에 본 연구는 MW모형으로 향후 AHS를 추정하였다. 주거실태조사와 장래인구 및 가구추계자료를 활용한 결과, 국내 가구의 AHS는 2021년 67㎡에서 2047년 94㎡까지 크게 상승한다. 항상소득과 주거비용 변화율을 조정한 모의실험 결과에서 2047년의 AHS는 82~100㎡의 범위에 분포한다. 이는 85㎡로 수십 년간 고정되어 있는 국민주택규모는 상향이 필요함을 시사한다. 지역 간 평균주거면적의 차이가 크다는 점 역시 본 연구에서 동일하게 관찰된다. 인구변화에 따른 주택수요에 적극 대응하여야 한다면, 그 대응 역시 지역 간의 이와 같은 차이를 반영하여야 한다는 것이 본 연구의 또 다른 시사점이다.
