Abstract
In the contemporary urban planning and real estate fields, practices based on land use mix and functional convergence are highly encouraged. However, neighborhood heterogeneity can still make negative externality and residents may still prefer homogeneous neighborhood. Nevertheless, previous studies have concentrated on the relationship between land use mix and real estate price appreciation. This paper enhances our knowledge of neighborhood heterogeneity based on the questionnaire survey of elementary school parents in Seoul.
Results report that most residents prefer homogeneous neighborhood. Analyzing their preference in terms of housing, buildings and residents composition, it is more than 60 per cent who agrees the similarity of character is desirable. This implies that practices of land-use mix may encounter strong opposition of residents in Korea. In a detailed analysis, several components have higher level of acceptance to their heterogeneity such as housing size, building use and age of residents. This means that, in Korea, the strategy of land-use mix should enhance the variety of housing size, building use and age of residents.
