Board Meeting 8/22/19

  • Minutes approved

  • Financial Statement approved

Financial Report -

  • As of the end of July the actual spend is 52% of the annual budget

  • Tree trimming has yet to start for 2019

Grounds Report -

  • The Australian Pines were looked at behind Phase 2. Confident the trees in question are not on Hawthorn Park property.

  • A homeowner sent a letter regarding the Australian Pines. After careful measurement, it was determined that the trees are not on Hawthorn Park property. The homeowner was advised to send the other homeowner a letter to put on notice that one of their trees is dead and a hazard.

  • Question came up about trimming and care of the oak trees in yards. This is the responsibility of the home owner.

  • When an oak tree ("Street Tree") is removed or destroyed by storm, they must be replaced. Only certain tree species are permitted.

Social Report -

  • The community garage sale will be Saturday, November 9th. This happens once per year.

  • The Holiday Party will be Sunday, December 8th.

  • There will also be a new neighbors party in planning.

ARC Report -

  • 25 so far this year. When in doubt, please submit an ARC (Architectural Review Form). There is no cost for the form.

President's Report -

  • Cliff will be moving away, but not immediately selling his Hawthorn Park home. Cliff asked to step down from President and stay on the Board as a Director at large.

  • There was a push for Donna Falcone to take on the President role. Donna accepted the role until the November Annual Meeting. Congratulations to Donna on her new role!

  • The terms of the following Board Directors end this year: Donna, Floyd, Peg

Home Sale Process -

  • This is the responsibility of the sellers Realtor. This is built into Florida Law.

  • We have missed a couple of sales.

  • Peg raised the situation with For-Sale-By-Owner. Board should alert the seller about the process immediately upon noticing it.

  • Board decided unanimously to send two letters: State Realtor Board on a particular agent, and a letter to the Title Company involved.

Bulk Cable TV -

  • We are under contract with Spectrum until September 23, 2021.

  • Our current costs are about $45/month per homeowner in the bulk contract. Blair's research shows it would be $44/month without the contract.

  • We've had price increases from Spectrum, as our contract with them allows 5-percent per year increase.

  • Blair asked that the attendees discuss a change to the bylaws.

  • We debated the process of voting.

  • We debated the true cost of Spectrum service and the cost of alternatives.

  • Board agreed to send out a survey of interest through Property Management.
