Board Meeting 2/28/2019

Highlights:

  • Cliff called the meeting to order at 7:01.

  • Reading of the minutes waived.

  • FInancials were accepted as distributed.

Financial Report (Donna)

  • Actual expenses for 2018 consumed 99-percent of the 2018 budget.

  • The 2019 budget sheet categories have been aligned with the Property Management reports.

  • There is approximately $17,000 surplus at this point.

Grounds Report (Brian)

  • There was a leak at the front entrance, which was fixed. Waiting on the bill.

  • A walk-around is planned to ensure that all needs are being met or known.

Activities Report (Peg)

  • No activities currently planned.

  • Thinking about April for the Annual Picnic in the Park.

ARC (Floyd)

  • 8 requests since the last meeting: Driveway, pool pavers, tree removal, roof replacement, door painting.

New Business

  • Mailbox posts leaning. Lots of discussion about how to fix them and who should take responsibility. Consensus is the homeowners should be responsible for correction. However, care must be taken not to destroy pipes, sidewalks.

  • Mailbox parts. A homeowner found a source for the parts and will pass the information to the Board.

  • Late dues. Only 2 homeowners are in arrears at this point.

  • Sidewalk cleaning. A resident took a hard fall on a dirty sidewalk. County came out, placed Closed signs, and bleached it. County will come out twice. After that they will take corrective action. Water is getting trapped on the sidewalk. The fixes (re-sloping the concrete and cutting back trees) are not attractive. A proposal was discussed to do additional cleaning on sidewalks on the south side of the streets. For the 12th Avenue sidewalk issue, Floyd will monitor the sprinkler usage to ensure compliance with County regulations.

  • Sidewalk tripping. A raised slab in the 91st Street sidewalk will be fixed by County.

  • 30-Second Outdoor Cleaner. Lots of positive testimonials.

  • Flag at front entrance. Discussed possibility of a telescoping flag pole in front of the 9th Avenue sign. The current flag pole also as the capability to be set a half mast. Total cost of a new flag pole would be $2,500 installed. Ed Goff offered to research the County requirements on signs and flag poles.

  • Rusty grate. It's between Whidden and Lesjak and needs replacement. County will replace it.
