Board Meeting 3/22/18

Board: Cliff, Donna, Alan, Jason, Floyd, Peg, Blair

Property Manager: Shana (C&S)

  • Reading of the minutes were waived.

  • Financial report waived.

  • Treasurer report:

    • Donna reported expenses for the year were 14% of annual budget as of end of Feb.

    • 57% of special assessment has been spent, largely due to Hurricane Irma.

  • Grounds report:

    • Alan reported clean-up from Irma is almost done.

    • The swale between 92nd and 93rd will be cleaned up next week, which will complete the clean-up.

    • Soon we will have the required inspections of the swales from SWFWMD.

    • We discussed being under budget on the spending associated with the special assessment. Per Shana, the Association can let the surplus ride on the line item in the budget, for future emergencies of this type.

    • We discussed the intentions for the regular tree trimming budget.

    • Board decided to send a thank-you note to Joan Krauter for her efforts with the trees near her home.

    • We discussed how the grounds vendors are selected: Per Alan, sometimes on price, and sometimes on quality and reliability.

  • Social report:

    • Peg shared some frustration about alcohol insurance at the upcoming picnic.

    • The Power Squadron building on 71st street and Riverview is reserved for April 21st.

    • Peg implored everyone to participate in the April clean-up: driveways, sidewalks, mailboxes, etc.

  • ARC report:

    • Floyd listed the requests that have come in, which included pavers and roofs. The roofing company, Armor Roofing, has been doing excellent work at a significant discount. See Floyd for more info.

  • LaPensee backflow inspection contract update:

    • They were out working, and there are 4 valves they cannot reach, and the homeowners will be notified (some have already).

    • LaPensee will complete the work on time for the Manatee County Utilities Department.

  • Traffic -- On 3/23/18, expecting 600 cars on 9th Ave NW, using the new entrance at 9th and 99th. There is an event at Robinson that will happen on Friday, 3/23/18, starting around 5:30 p.m.

  • Coupons -- Per Shana, payment coupons for mid-year dues payment will be mailed to the homeowners.

  • Mango Farm -- Homeowners have noticed activities on farm behind 93rd Street. Earth movers dumping dirt from the Neal development onto the mango farm. A homeowner heard an apartment complex is going in. County records indicate the land was purchased by Jubilee Farms.

  • Phase 2 Pond -- Concerns over the views homeowners will have across the pond. Could something be planted on the far side to shield the view, and also keep small children from falling into the pond? Discussion about potential plant species that would make a could buffer.

  • Fishing in Front Pond -- Per Alan, we need more "No Trespassing" signs to keep outside people from fishing here. Board agreed to ordering more signs.

  • Vote to adjourn the meeting.
