The homeowners tasked Tenhulzen Residential with creating a guest suite that complimented the home, met their needs and fell in line with strict building requirements. The solution? A second-story addition off the living area—despite the challenge of fitting within setbacks while maintaining architectural consistency.

To support the new structure, the team engineered steel columns and new bearing points in the perimeter foundation below a series of I-joists hung between glulam beams for maximum ceiling height. The resulting structure provides the requested interior space while echoing the exterior finishes and minimizing the impact on the structure or its property.

In addition to the guest suite, they created an exercise area in the new lower room, where cold floor tiles were replaced with warm LVP. They conditioned both floors with a two-zone mini-split. Space borrowed from the adjacent garage closet and under the new stairway now provides a haven for the family’s cats.

Tenhulzen installed skylights to provide natural light since they had to remove the original upper windows to accommodate the new roof structure. The new guest room includes strategically-placed windows relevant to the existing house, optimizing the available natural light. Scissor trusses over the vaulted area turn to stick-framed over the bathroom and stairwell.

Finishing the space and nestled under the new roof structure, they installed a curbless shower surrounded by insulated sound-proofing walls. Then they adorned the three-quarter bath with a free-standing vanity to compliment the room perfectly.
